One of my proudest moments was when my oldest child bought his first investment property. Usually you’d never see any of my kids listening to their mum, let alone taking her advice, I’m too uncool. But when they were little, I used to take them to property inspections, renos and even got them helping me work out the numbers on properties. So somewhere along the way I reckon I subconsciously installed investment thinking in them. If you’re not ‘in the know,’ bad advice is often hard to distinguish from good advice. I have a special guest this week who listened to bad advice. On the advice of his accountant, he bought as many negatively geared properties as he could afford. ...(who, incidentally had never bought a single property of his own… Red Flag, Red Flag!) If you know me at all, you'll know that I LOVE real estate, right? You may have heard me talk about it before, once or twice. Ok, Ok, I'm playing with you, but here's the thing... There are a ton of strategies for making money with property that are great, but failure can occur at any level, on any deal. The difference between a winning deal and a fizzer comes down to due diligence. Every single time! Ian and I cover this in detail in my latest podcast. We'll start with DD on an area, and then get down into nitty gritty DD on specific properties.
