On today's show we tell the story of a buyer who found their dream home in Richardson, Texas with the help of real estate agent Gibson Aguirre. They were under contract for a conventional 15-day close, but their happiness was short-lived when the appraisal came in $71,000 lower than the purchase price. Most buyers in this situation would be discouraged, but Gibson didn't give up.
He explored various options, including disputing the appraisal and switching lenders. Ultimately, they found a new lender who offered a higher appraisal and the buyers were able to close on the house for $5,000 less than the contract price!

The "Texas Two-Step" - a strategy to benefit from a predicted Federal Reserve rate reduction. The Federal Reserve is expected to cut interest rates on September 18th, potentially leading to lower mortgage rates.
You have to act quickly!
Two Steps: 1. Secure a house under contract before September 18th to lock in today's lower prices. 2. Lock in your mortgage rate 3-4 weeks later after the rate reduction (the "second step"). These predictions are based on economic principles, not guarantees.

The state of the market in DFW right now is that many SELLERS are overwhelmed and confused by the market shift. They need to adjust their expectations and be more patient.
But for BUYERS - now is a good time to buy if you're financially prepared, especially before the Federal Reserve announcement (expected rate reductions) and the winter season (potentially less competition). Cash buyers have a significant advantage.
SELLERS need to transition from black and white thinking to see the nuances of the market. They are currently losing out by not being strategic or realistic about pricing and competition.
BUYERS may be overly focused on interest rates instead of the bigger picture (total cost of ownership). We are debunking the common myth that "BUYERS ARE LIARS AND SELLERS ARE TOO." Buyers are often misinformed, while sellers might be more prone to withholding information due to fear of disclosure.
