It's, ‘I don't need this deal.’ Not needing any one deal is your greatest negotiating power. And when you look at a lot of deals and you're offering on a lot of deals, when you have a good pipeline, you never become emotionally attached to that one deal. And that's frankly, where a lot of investors screw up is they just don't look at enough deals. And when they find one that's finally kind of working, they just become obsessed with it. And they just, next thing you know, they've overpaid, right? Or they bought the wrong deal or they compromised some other part of their criteria. It’s easy to negotiate when you're like, ‘Dude, I don't have to buy this from you.’”

    "I had an old customer talk to me and said that he was starting to acquire oil and gas wells and develop them. And would I be interested in talking about it. And it's like, “Is that a thing?” Because he was talking about it like flipping houses. I was like, “Really?” He said, “Yeah, that's a thing.” We partnered up. We got a couple of investors around a handful of wells and got our first assets going. And then after that, we made another acquisition for a lot more wells with a couple of family offices and a handful of high-net-worth investors. We've been in I guess we're going on four years now and it's been a really interesting learning curve for me.     “But even when we are paying cash, we are giving up the interest that that money could have earned if it would have been in a better environment. So even when we're saving up to pay cash, we're losing out on the opportunity costs on those dollars. The other side of that is we're always making payments to someone. We're making payments to the bank when we're borrowing, but when we are saving up, either sporadically or systematically, we are making payments to ourselves for a future purchase. So, if you can take hold of those ideas and wrap your mind around this idea of, ‘I can be the borrower and the lender simultaneously,’ like that is a powerful process when I get to control both sides of those things.”

    “I've got more cash flowing through my life that I can capture because I'm already saving money. Like I'm not, you know, just Ferraris and gold watches. And even if you are, like put your money in here, bring it back out, and go buy your gold watch. And now it's gonna compound. Now you haven't lost that money. Now it's still your system. If you really want the watch and you were gonna save up and buy the watch anyway, take the policy loan, do it, put $500 a month, whatever you would pay for that watch or save up for that watch, just put it back in the system. It immediately becomes available again. You just have a bigger system that does it. And if you do kick the bucket a little early, you get to leave everybody a lot more money.”

People are just like, “How can you possibly be doing this?” I'm like, like you said, I didn't do this overnight. This has been literally a solid decade plus of planning for this. And again, like some good fortune, a few lucky bounces came my way as well. But it takes a lot of planning. It takes a lot of education. It takes a lot of diligence. And yeah, hopefully, you know, for most people if that is their goal, they will eventually get there. But yeah, it was it was like you said, it's never exactly planned. I mean nobody's gonna plan their life down to a T. Sometimes you just see an opportunity and you jump on it, and you lay in the bed that you make hoping that it is the right decision. So far for me, it's been about five months, and I have absolutely zero regrets.”

So, if I'm getting paid a certain amount per hour, like let's say I'm making a hundred dollars an hour. $200,000 a year. That's pretty good.
