Zach Benedict has dedicated his career to understanding the connection between people and places. With an extensive background in urban sociology, he has been instrumental in developing the firm’s approach to healthy placemaking. Through these efforts, he has lectured internationally on a variety of topics that focus on encouraging communities to reevaluate the importance of inclusive civic space. While designing numerous projects ranging from rural hospitals to public libraries, Zach’s passion for MKM’s research-focused process has helped solidify the firm’s dedication to developing meaningful and disruptive design innovations with clients across the care continuum.

This episode I pulled in Shane Ginnan, retired Police Chief and Director of Public Safety as well as Pete Olson, retired Town Manager and Director of Government Services to talk with Cumberland Police Chief Suzanne Woodland about Organizational Leadership. Chief Woodland goals with Organizational leadership is making sure that her department has all of the tools they need to properly complete their responsibilities including updating policies, such as light duty policies, recruitment and retaining employees. Chief hopes that by working on organizational leadership that when she decides to leave this post she has left it better than when she found it.
Prior to becoming Chief, Woodland served as Commander of Investigations & Administration Divisions and was the top detective for CMPD, being at the center of many major cases. Woodland also served as a Field Training Officer, Certified Instructor, CIT Officer, Patrol Supervisor, and several other responsibilities at CMPD. Woodland comes from a large police family where her father, brother, uncle, and grandfather have all served either Indianapolis and/or Cumberland. Chief Woodland is also a graduate of the IMPD Leadership Academy (2016) and of the 283rd Session of the FBI National Academy (2022). Chief Woodland has maintained the goal of ensuring CMPD is one of the most professional and dedicated law enforcement agencies in Central Indiana to provide the absolute best police services to the Town of Cumberland.
Shane has over 25 years of law enforcement experience and conducts security and safety assessments for our clients. Shane uses crime prevention through environmental design concepts to make facilities safer for staff, clients and visitors. Shane is a former Chief of Police, FBI National Academy graduate, ALiCE & Stop the Bleed instructor and uses his knowledge of violent critical indents to help staff have a plan to react properly.
Pete Olson is focused on positive outcomes for all entities by creating impactful relationships with elected officials, residents, and stakeholder. He recently retired from public service after more that 20 years of experience in local government and enjoys utilizing various techniques to vision, implement, construct, and operate projects and government services that lead to successful communities. Utilizing his skills as a veteran high school football official, he is able to overcome conflicts while seeing both sides of the situations.

This episode I was able to get Greg Martz from GM Development, Dan Lawson from Meyer Najem Construction and Tim Jensen from The Veridus Group to get in depth discussions on the Build Operate Transfer (BOT) project delivery method following Indiana State Statute IC 5-23. Between these three they have over 100 BOT projects completed in the State of Indiana ranging from Municipalities fire stations, police stations, civic centers, parks & recreations and libraries to name a few. BOT allows for the design, construction, operation, management, maintenance, and securing financing of the cost of a public facility to be partially or entirely the responsibility of the operator.
During this episode we will walk through the BOT process, discuss it’s benefits as well as it’s risks and add lessons learned from each person’s perspective.
This episode is a good road map for anyone considering using the BOT as a delivery method on their capital projects.

On this episode, we sat down with Fred Prazeau, the Owner of Context Design in Indianapolis to talk Landscape and Urban Design. This led us to talk about the Town of McCordsville and their investment into the new McCords Square. As we talked, Tim Gropp happened to walk by and joined us on the podcast.
In early planning, some of the bigger challenges Cities and Towns are facing are investing in Quality of Life. This seems to be the bones of every decision where developers are investing in their downtowns like never before. Creating great streetscapes and downtowns have been transformative to revitalize downtowns
Communities must have a passionate leader out advocating for their community to make sure the projects are successes across administration changes, committed to vision, adapting, changing, morphing it and making sure the development community sees the congruency.

Live from Accelerate Indiana Communities (AIM) Conference in French Lick, Indiana with Kevin Evans and Debbie Driskell from the Indiana Township Association.
While attending the AIM Conference, I, along with Tim Jensen and Pete Olson from Veridus, decided to take advantage of the exhibit hall and have people join us in discussions.
This episode, Pete Olson and I were able to have Kevin and Debbie sit down with us and discuss the Indiana Township Association (ITA). The role of the ITA is to provide guidance and education and support of Townships in Indiana. The trustees are on the front line in their communities at the most local level, having personal interactions daily with individuals struggling or dealing with difficult issues or obstacles. Several years ago, Indiana Reformed the welfare system for the state and took away case managers call center and took away the face to face. So, the public relies on Trustees to tell their stories.

Don Page, ME, MBA, is the Director of Engineering at Good Samaritan Hospital (GSH) in Vincennes, Indiana. Don has had the opportunity to fill this role for the past 12 years, the passion to be successful for the patients and their families keeps him inspired to do all he can for the communities we serves. Don’s responsibilities at GSH include oversight of Bio-medical engineering, plant operations, general maintenance, and all renovation/construction projects. Most importantly He fills the role of being a “caregiver” to whoever needs assistance within the facility whether that is a patient, family member, or co-worker. His goal at work is pretty simple; “Make a Difference”, three little words that have a big impact. Whether it’s construction of a multi-million dollar facility, working with problem solving teams, or simply giving someone directions in the hall, all contribute to the simple “Make a Difference” goal. This is something anyone can do without much effort and regardless of their position.
Don had the opportunity to build the new 5 story patient tower (Gibault Memorial), along with renovations throughout much of the remaining space. Having completed many other projects of varying sizes throughout his career, working with department leaders and staff to ensure we are meeting their needs. One very exciting current project Don is working on is a “pre-fab” concept for the HVAC replacement in our main surgery suite, the goal is to minimize downtime and maximize revenue generation during the installation. Lastly, building a strong, cohesive engineering team has also been a priority to ensure we provide the best service possible to our patients and co-workers. The past 5 years Don has served on the ISHE (Indiana Society of Healthcare Engineers) board in various capacities, currently being in the position of past president, and ASHE Liaison. In 2020, received the “Engineer of the Year” award from ISHE, and in 2022 was honored to receive the “MAX” award. This award recognizes the recipient’s dedication to ISHE and healthcare engineering. Prior to serving as president he was the “Midwest Healthcare Engineering Conference” committee chairperson for 2 years.
As far as interests and hobbies it can be summed up as “all things outdoors”. Don enjoys running, golfing, pickleball, hiking, and hunting. For the past 6 years Don has also been refereeing high school basketball as a way to stay connected to the game he truly enjoyed playing for many years. Also enjoys woodworking, tinkering in his shop and driving the 1960 Ford Thunderbird that restored with his son.

This week’s guest is Michael B. Cline the Vice President, Administrative Operations which is a mouth full and had to have him help me with his title during the introduction. Michael is a professional engineer with decades of leadership and engineering experience in both the public and private sectors. We talk about the mind shift that happened upon his return to Purdue in 2013 around Planning and Construction by prioritizing customer care, innovation and management accountability, Cline ensures the organization delivers high quality services at the lowest possible cost.
Cline, who earned a Bachelor of Science degree in Civil Engineering from Purdue University, returned to the University in July 2013 as the Vice President for Physical Facilities with responsibility for the design and construction of all university facilities, the operation and maintenance of existing buildings, and the Wade Utility Plant.
Since 2013, Cline’s role expanded to include capital programming, campus master planning, sustainability, real estate, procurement, environmental health and public safety, supplier diversity, parking, transportation, and Purdue’s airport. In this role, Cline manages 1,200 employees on the West Lafayette campus, a $250M capital program, and a $150M annual operating budget.
Current major capital projects underway include the $140M Dudley and Lambertus Halls for the College of Engineering and Purdue Polytechnic Institute, $22M Hagle Hall for bands and orchestra, $41M Hypersonics and Applied Research Facility, $73M High Speed Propulsion Lab and $52M Schleman Hall and Stewart Center Renovations for data science and student services .
From 2015 through its completion in December 2018, Cline played a pivotal leadership role in delivering the $120M State Street Redevelopment Project in an unprecedented ‘town-gown’ P3 or Build-Operate-Transfer (BOT) with the City of West Lafayette. This project has sparked over $500M in private investment adjacent to Purdue’s campus since 2017. Cline was also instrumental in the completion of the 2018 Giant Leaps Master Plan for the West Lafayette campus—the launch of which coincided with the University’s Sesquicentennial Anniversary.
Prior to joining the University, Cline served as the Commissioner of the Indiana Department of Transportation (INDOT) from 2010-2013, where he was entrusted with overseeing all aspects of one of the state’s largest agencies. He successfully led INDOT’s delivery of Governor Mitch Daniels’ $10B Major Moves infrastructure investment program, while reducing annual operating spending by $70M. Noteworthy projects completed under Cline’s leadership include the $700M I-69 project (sections 1-3) and the procurement of the Ohio River Bridges project, a unique $2.4B P3 with the Commonwealth of Kentucky.

Jeff Cook, the Director of Engineering and Environmental Services at Reid Health in Richmond, Indiana takes his role as a leader very serious by never asking of his people something he wouldn't do himself. They do not work for him, he works for them by making every effort to provide everything they need for success in their roles. This speaks of the level of commitment to Reid Health and the people he works with as well as the workplace culture he has helped to create.
Jeff started with Reid Health in 1993 as an Electrician and is now the Director of Engineering and Environmental Services leading a team of 138 employees at 80 buildings in 9 counties in 2 States where each day can take a direction all of it's own.
Reid Health has big projects coming in the near future and is looking forward to how these will shape Reid Health in the Future.

Andrew McMullan is the owner and president of TSI Energy Solutions, a company his father and some college friends started over 40 years ago. He is also a husband, a proud father of three, an avid mountain biker and someone who does not sit still well. Bernie and I dive deep into Modular, Prefabrication and Lean processes in Design and Construction. Over Bernie’s 40 years in the industry his focus has lead him to large and complex Healthcare Projects, Preconstruction & Prefabrication Initiatives. An Indianapolis native & Marine Corps veteran with 40 years of construction experience starting in the field as a superintendent in the Texas construction market in the early 80’s before being elevated to a project manager. Returned home to Indianapolis in 1990. Led the charge for AECOM Hunt at the San Antonio Military Medical Center in 2008 as the onsite preconstruction manager at the new $800m hospital expansion project. Next move was to Dallas in 2010 as the preconstruction manager on the new $500m University of Texas Southwestern Hospital (UTSW) project, and subsequently assumed an onsite operations role through 2014. Became the onsite preconstruction manager & project executive at the new $250m Mount Carmel Hospital in Columbus, Ohio before being charged with the expansion of the Hunt healthcare portfolio. Next up was executive oversight of the preconstruction services at the new $1b McNair Hospital project for CHI Baylor St. Luke’s at the Texas Medical Center in Houston. Most recently tasked with helping pull together the deliverable for the conceptual phase of the new $2.7b IU Health Medical Center in Indianapolis and later charged with supporting the development of the modular & prefabrication practices for the IU Health Program.
In conjunction with his preconstruction role, Bernie oversaw the development and implementation of the prefabrication plans for the multi-trade utility tunnel MEP racks, patient room bathroom pods, headwalls, and several other single-trade prefabrication operations at the UTSW project in Dallas. The CHI Baylor St. Luke’s and Mount Carmel projects mentioned above had similar initiatives but added multi-trade corridor racking to the list of items prefabricated.

Melissa St. John has been the CEO and Owner of Relocation Strategies for 15 years. She has over 30 years of experience working in various capacities in interior design services and real estate. With her extensive experience in furniture procurement and facility management, she has expanded the firm’s offerings from move management to a more all-inclusive A-Z offering, including Reimagining the Workplace with her strategic partnerships with architects.
She’s a high-energy motivator, with a gift for recruiting the right people to support our clients. Her influence extends beyond her industry and out into the community, where she serves on various boards including the Indiana State Chamber, Indy Chamber and Indiana Conference for Women. She was also named EY Entrepreneur of the Year in the semifinals in Ohio, and also in 2018, she was named a Women of Influence by the Indianapolis Business Journal.. Melissa is also a proud member of the Geist Conservancy District Steering Committee.
She holds a Bachelor of Art Degree in Interior Design from Purdue University. Relocation Strategies is a WBE with WBENC Certification. When she isn’t working, Melissa enjoys boating and wake surfing with her husband Rex and 5 boys.
