End of June sees us half way through the year…. And to finish the second quarter of the year this week we have through our intensive work with off mark property opportunities put forward for our clients over 10millions pounds worth of offers…
On the development side we are extremely close to securing another successful planning application and completed one project started another project and ahead of schedule on another
To sum up it’s been a strong months for the group 👊

Over the past 8plus year of being full time in property I have met many people and been lucky enough to build some good friendships.... its been great to see some achieve and move on... so why not get on one of the oldest of my property friends who has now left the country and headed to dubai...
Me and Rob chat over a time in property and how/why its so important to really get to know someone before entering into a JV agreement. as real DD isnt just about the property, it's about the whole team and people you work with.
Rob's interest in property was sparked from conversation with a previous girlfriend's dad and the perception of what being in like.. but after 5 years in property the course where we met had led us to believe we would all be sitting on yachts after five years.. And we agree the property is not for the faint hearted..

We have been there and tried to make the money work, but the ''numbers are the numbers'' this week we have Sam Bastow of Tudor gate Homes jump on and join us for a conversation about his experience in new build development.
Listen to how Sam used to set his alarm to get up to watch just to watch Homes under the hammer before starting his property journey.
Sam gives us a interesting take on going straight to the world of developments and planning uplifts that has lead Sam to run his own network event and now follow on from their to start his own podcasts ''how to become a millionaire''' where Sam is taking the opportunity to speak to those you have succeeded to learn and push forward.

The week of the snag..
As with any project when you get to the end of the project their are always a few things that need wrapping up before we get to sign off the project.
The renovation down at benfleet is going well and the new team are really pushing forward.
We have submitted multiple offers this week but most have been rejected as expectations that by agents are to high from most vendors and they just not quite at the level that would work for investors and developers.
its been a good positive week so until next week

I often wonder what it's like for trades and other professional services that work with us the investors... So why not jump on a chat with someone who does this a lot.
This week we are lucky enough to be joined by Rob Neobard and architect I am lucky enough to be able to say I get to spend time with each month at the SEPDC group.
We talk over the views of what its like to work with investors and developers... and Rob shares some of his more enjoyable and less enjoyable projects. We laugh over the common ''Ive worked on that project'' comment most in the industry generally say to friends and family.
Rob see's positive times ahead with the market, although the eye watering targets of the government will be a challenge with the current systems in place.Over the 20 odd years of being an architect things have definitely changed and having an idea of timescales and budget is a major plus for him with working with investors and developers...

The first week of month see our monthly meet up which again brought about some great conversations and ahhh haaa moments,....
Its great joy to us that each month we get to chat to many members of the community.
We have installed a few new process and procedures through using AI and understand the massive benefit to utilising this and feel that if your not involved your going to get left behind.
New systems installed to help the three of us achieve have generated a mass amount of leads and meetings, all of which are helping with some very positive moves to help brooker many new deals for the growing investor/developer lists we are getting.
We have wrapped up one project subject to the last lot of snags being sorted which we help us focus on deal brooking.

Effort goes a long way!
Thanks for jumping on and taking a listen to the 83 property practical property podcast and this week with us we have Taylor jump on and share his experiences in property since joining us just three months ago.
Take an listen to Taylor's thoughts after being full time in property for just three months now, we talk over how this is a lifestyle and not a 9-5 role. This was proven by going over and above to put the effort in with a vendor recently which has led us to secure a deal with him over and above the competition.
We hear how initial thoughts of being hands on day in and day out in property have put Taylor off getting into development without the right process and structures in place...
A true eye opener for some that are looking at taking the plunge and going alone in property.

Its another week over and another month gone..
May 25 over... into month 6 of the year already and halfway through this year long journey following us on our weekly updates..
This week we see the good and the bad on the build teams... as two different projects take different directions.
We show you how we are structuring deals and using incentives to get agents to work with us to increase the profit margins.
We round the month up with minimal impact to the portfolio and how the accountability with our group is growing and really an enjoyable part of the week.

25 years as friends, and now over 100 transactions in and 8 years of battling through the world of property chasing that ''passive income'' take a listen to the sorts of conversation me (Gav) and Joe the other side of 83 property have.

Evening, this week listen to how we have offered the opportunity to assist out community to hold themselves accountable by chasing us for undercover property meet ups.
This has leads to a great response from the community, brought about three leads and three offers.. which gives me a great about of self satisfaction to see that by helping others to take action results do come.
W have secured a deal with out shoe horn vendor and that's a great win for the group as its opened a massive door to continued work moving forward.
Both our current refurbs are progressing well and have bit hit with minimal issues this week,
So its been a great week for the group, super strides have been made moving forward.

This week we continued our meetings with vendors and investors and we was greeted with a present from a vendor...
The present turned out to be a shoe horn... YES a shoe horn... this has lead to multiple conversations and take us down a path of finding our own creactive gift to start handing out to our contacts new and old... To leave a print/stamp remembrance to all.
We have now got to gether 98 new contacts of which we are working hard to put them together with the many opportunities we currently have.
Unfortunately we are still waiting to hear and complete on a deal that should of completed three weeks ago but due to the complextiviy of the deal still hasnt completed... and shows that property just isnt a quick industry.

Off the back of another successful podcast last week with Martin, we have today the pleasure of being joined by Bruce who assists martin with running the GB Landlords group.
Bruce become an accidental landlord when his aunty gave him some properties, after being made redundant from the banking world Bruce took to property to start and then run a letting agency and has built up a wealth of knowledge through years in property management.
Todays chat again as I say over and over again highlights the importance of sticking to the procedures and following the systems are critical partners of being a landlord.
Bruce explains how and why its important to check in on the portfolio and that it doesnt fall back on the agent its the owners responsibility ultimately.

How many people understand the ''Business'' of property.
It comes up more and more as we get further and further into our property journey and the more and more people we are meeting.
So this week we got Martin Wardle of TH Ward to jump on and chat to us about his experiences within property and the way the tax world is so important to those in or getting into property.
What an interesting conversation with Martin, we talk over understanding responsibilities, understanding the value of business and how and why we should ''keep the emotion out of the transaction''
Martin covers some very interesting points and see's an increase in the wrong accountancy/tax advise being pumped out and can vision an increase in cases against some social influencers.
Myself and martin stress over the point of understanding the exit strategy and spending the time at the beginning to get the systems, roles, responsibilities correctly.
We concluded with its time for myself and Martin to catch up again over a nice sausage roll curtesy on banking app.

WOWS another week over and that clears up April 25. As you can tell from the drained demeanor in my voice April has been a challenge but we ended it strongly with the sale of two sourced properties.
Our 3-5 bed refurb is pushing forward and the kitchen starts going in on Tuesday next week, our direct to vendor project nears a close with the submission of permitted development planning.
To finish off as the week brought about the end of the month, we had the chance to look at what, where and how we can better April 25 by setting some targets for May 25

This week live from our investment area….
Yes we spend time there and yes we spend time away from home… that’s another sacrifice people don’t see.
Checking in on site to find it’s not finished…. Yes it happens and yes trades will tell u they have done it….
But it’s not all bad…. Completed on one deal and getting ready to offer on a couple of others ..Joe and Taylor are working round the clock to fill the pipeline while I’m pushing four projects forward

Find out work around. with Ian Mcbain Jnr. This week we are lucky enough to be joined by Ian Jnr, after hearing his Dads story a few weeks back I wanted to speak to Ian to drive deeper into his story in property. Ian talks over how he has gone from doing property on the side when he was a fireman to building a Rent to Rent business of 30 units across Essex.
Ian describes how when his back is against the wall and you have to listen to your gut thats often the times when you perform to the best of your ability.
As we head into Q2 of 2025 Ian see's now as a great time to get going, with so many opportunities presently out there for us investors/developers to find. 'Set out your goals and set out the rules'' then follow the process.
As an added nugget of help, myself and Ian chat over how we utilise our diaries to help us achieve and run all aspects of our days. That not only helps the running of the company, the projects but also helps the family know where/when and what we are up to.

So to prove we do some works we jumped on the tools for a bit of a one off…
