    Negotiating has become more complicated now that the market has shifted. Currently, there's a mixture of homes selling quickly, sometimes with competing offers, and homes that are taking longer to sell, with perhaps only one offer.  Many are even expiring after having zero offers or rejecting offers that could have worked.

    This means you've got to sharpen your skills if you want to win every time!  
    Mistake #1: Lack of Communication between the Buyer's Agent and the Listing Agent. If you want to win, you need a meeting of the minds. The definition of negotiation is the reaching of a mutual agreement that all parties are satisfied with. You have to talk to each other to make this happen!

    Example 1: Listing agents; if you want to receive offers that are easy to say 'yes' to, put the desired terms into the agent-to-agent comments in the MLS, and/or call all those buyers' agents back who haunt you looking for the details that will help them win!

    Example 2: Buyers' agents, read all comments in the MLS and counsel your buyers to comply with as many of the terms as possible if they intend to actually win!
    If there are comments, you must find the listing agent and ask them, other than price, what it will take to win. Does the seller want a specific closing date, a lease back, or to keep the fancy chandelier? Find out and see if you can deliver a contract they'll accept.

    Listen to Understand, Not Just to Respond


    Dive Deep into Their Needs:Use buyer and seller pre-qualification scripts to uncover your client's desires. Think of yourself as a detective, piecing together clues to get the full picture. Listen attentively and take detailed notes of their responses.


    Interview Both Partners:When working with a couple, interview each person separately to ensure they’re on the same page. It’s like playing matchmaker but for dream homes!


    Ask Probing Questions:The more you learn before working together, the smoother the relationship and transaction will be. Always ask if there’s anything else you should have covered—because who wants surprises, right?


    Identify Priorities:By the end of the pre-qualification discussion, you should clearly understand what’s most important to your clients.

    You're excited to get your next listing on the market, but now you're feeling the pressure to do an amazing job for your sellers, who have put their trust in you and are excited about making a move.

    All sellers expect the same things from you: repeat clients, referrals, relocating executives, luxury homeowners, or first-time sellers. They want the most money for their home in the least amount of time with the fewest hassles and stress. So, how can you deliver?

    Preparing your next listing so it shows like a model home is the goal.  Even if you have little competition from other homes for sale, it's your job (and the seller's expectation) to market, advertise, show, and sell their home in its best light.  And the more competition you have, the more it becomes critical to show the best versus the other homes.

    Here are the top 10 things to do before you approve the first showing:
    Start by Discussing with your seller clients that the way they live in their home when it's for sale is different than how they live in it when it's not.  Then, create your checklist based on these action items:

    1.     Buyers make their decision on a home in two places.   First, from the street, based on curb appeal, and second, in the foyer as soon as they enter the home.  Make sure both places shine. It can net your seller thousands or tens of thousands more when you do this right!


    Landscaping may need to be upgraded, spruced up, re-mulched, or weeded.


    Does the front door look inviting?  Add a wreath, paint it, remove a screen door, or whatever will make it look more like the front door of a Hallmark movie!  Add a welcoming doormat, some potted plants on the porch, or a new doorknocker, for example.


    In the foyer: The goal is a bright, spacious feel.  No coat trees, no furniture, no clutter.  Remember, you'll have an agent, one or two buyer clients, and maybe their kids walking in for the showing.  It can't feel cluttered or congested.  They're imagining having friends over and being proud of their home.

    Let’s face it—the internet is flooded with doom-and-gloom predictions about an imminent housing market crash. You’ve seen the YouTube thumbnails: “BIGGEST CRASH EVER COMING!” or “SELL NOW BEFORE IT’S TOO LATE!” Most of this fear-mongering is designed to sell you something, not to help you. As real estate agents and brokers, you deserve better: facts, not fear. So, let’s roll up our sleeves and debunk the top 10 myths about a so-called housing crash.

    Myth 1: We're Headed for a 2008-Style Crash

    Fact: The 2008 crash was a perfect storm of bad lending practices, subprime mortgages, and an oversupply of homes. Fast forward to today: lending standards are tighter, and we’re facing a housing shortage, not a surplus. According to Harris Real Estate Daily, inventory levels are hovering around a 2.6-month supply—a far cry from the 10+ months we saw in 2008.

    Stress in life and real estate stems from a lack of control. You can't control inventory, interest rates, or sales velocity, so what CAN you control?  Today, we'll talk about how to make money consistently even if the market isn't red hot, even when things seem slower than you'd like...especially when you're frustrated, bored with the grind, or just plain 'stuck'!

    There's a saying:
    "Hard times create strong men. Strong men create good times. Good times create weak men. And weak men create hard times." (This saying is attributed to G. Michael Hopf, from his post-apocalyptic novel Those Who Remain.) 

    This short and often quoted saying shows that there are cycles we all have to deal with, whether economic, financial, emotional, or otherwise.  Sometimes, the cycle is short (a few weeks or months), and sometimes, it's longer (years or decades).  When we have 'good times,' everything seems to be easy. Remember when houses used to sell themselves overnight with multiple offers every time?  Remember when everyone had to transact immediately out of 'FOMO' or Fear of Missing Out?

    Did the good times make you weak because your expectations are unrealistic?  Don't be weak.  Be strong, even in slower times! Here's how:

    Accept the fact that there are different cycles. Commit to being successful because of your actions, not because of market trends.  'If it's meant to be, it's up to me!' should be your only saying to yourself! Your success should not hinge on any of the following: 

    Mortgage Rates

    Inventory

    Who's President

    If you feel like working today or not

    If the market's hot or not

    What you heard/read/saw this morning that put you in a bad mood

    If you think you're too old, too young, too fat or thin, too smart or not smart for this business

    etc. etc. etc

    Real estate agents and brokers... if you could choose where your next listing would come from, wouldn't you always answer, "a repeat or referral client"?  Of course, you would.  Why?

    They're easier to work with, they already trust you, you're probably not going to compete for their business and they are less likely to throw objections at you! Also, they don't ask you to cut your commission or shoot them a kickback.

    Today, we discuss how to create a steady flow of leads from this critical source of business?

    Many surveys have shown that when someone decides who they will hire to provide a service, they first ask: Whom do I already know?  (87% of the time), if they don't know anyone, they then ask a trusted friend or advisor who THEY know (6% of the time), and only after those two questions are exhausted do they turn to an advertisement or marketing piece.  
    Your job is to be the answer 93% of the time so you don't have to waste money trying to be the answer 6% of the time!

    How do you know if you're an introvert or an extrovert?  The simple test is to ask yourself: when you're around lots of people (say at a party or a real estate event), do you go home after the party and feel like your battery has been charged, or do you feel drained?
     
    If the answer is charged up, you're an extrovert.  If you're drained, you're an introvert.  Neither is better or worse, but each has its strengths and weaknesses, especially in business.

    Myth:  You have to be a real people person to be successful in real estate.  You've got to be outgoing, gregarious, and socially confident to be great at this.

    Fact:  Some of the most successful top-producing agents and brokers in the country are self-proclaimed introverts.

    How do you know if you're a natural introvert or extrovert?  Ask yourself what you'd do if you had no appointments this weekend and no worries in the world with plenty of time to spend doing something of your choice.  Would you choose to spend that time with friends and family?  Would you choose to spend the time by yourself?  Going to a party?  Throwing a party yourself?
