  • Hello everyone, welcome back to another podcast episode! This week we are excited to welcome our friend, Kayla Pennington, an investor in the Louisville, Kentucky, and Nashville, Tennessee, markets. Kayla also attended one of our WIIRE retreats and joined us earlier in 2024 in CEO Bootcamp.

Kayla started in investing journey in 2022 and now has 6 doors after ditching her golden handcuffs with a multi-six-figure job in medical sales. She decided to pursue real estate investing and entrepreneurship and is now scaling her REI business like a true CEO. It wasn’t that she didn’t love her job, but she learned that she was outgrowing it and the company was heading in a different direction than what she wanted out of her own life. She made the decision to pivot and never looked back.

One lesson Kayla shares that we think will truly resonate with our audience is the importance of finding your tribe. Being an entrepreneur can be lonely. So find those who lift you up, drive you and keep you motivated to always stay moving forward.

Head on over to Instagram and see what Kayla is up to next.

  • Hey friends, we are so excited to talk to you today about ‘love letters’ in the world of real estate investing. Now you might be thinking, ‘Seriously, Amelia & Grace, love letters?’, but hear us out because this tool is something that absolutely should be in your toolkit, especially if you like scoring off-market deals (who doesn’t!), but we will be touching on writing a love letter for both on and off-market properties.

First, let’s clarify that we’re not talking about those mass mailers. These love letters are curated and personalized to a specific property that you want to purchase.

Some questions we will be answering are…

Are love letters even effective? Why should you use a love letter?Instances where we have both used them

We’ll also be covering what should be included in a love letter and how to make the biggest impact in writing to a potential seller.

We would love to hear whether you’ve used a love letter to try to purchase a property and if it worked!

    Thanks for listening!
