A sewer line inspection, or "sewer scope" is a video inspection of the underground sewer line that connects the home's drain and waste plumbing to the city sewer or the septic tank. Learn more about this on our episode with Jim Krumm. Today, we talk about why it's important to have this be apart of your due diligence when buying a home, or to have this done as a homeowner in order to be prepared and take the necessary actions sooner than later.

Andrew and Sarah offer some commentary on the recent Consumer Reports cover article about home safety. Some of it was "alarmist", some of it was good, and there were a couple of things that probably should have made it into the article. Listen up!

Radon-222 is a byproduct of decayed Uranium. The products of radon - known as Radon Decay Products or RDPs - are highly carcinogenic. In fact, Lung cancer from Radon is the 3rd most deadly cancer. It is the 2nd leading cause of lung cancer; the leading cause of lung cancer in non-smokers. Testing for radon, no matter where you are or what type of home you have, is incredibly important. Here, we go over some basics of radon and how to go about doing your own testing.

In this episode, we dive into what it looks like to realistically set boundaries with your time as an entrepreneur. This is a great conversation about entrepreneurship, especially in the real estate industry. Topics include saying no to the right things, entrepreneur vs. freelancer, and of course, books that we love!

Home inspectors know Jim Krumm because he teaches so many of us. Now, he's going to teach you! After getting our certification for performing sewer scopes, we had to get this Inspector Celebrity on the pod! The often neglected and forgotten sewer drain serving your home needs to be on your radar as a home owner. It's especially important that you get this inspected when you are looking to buy a house and that's why Jim is here - to tell you why this is such an important part of due diligence.
Jim and Michael will also talk a little about what it's been like having a family business that is built to last. This was a fun, off-the-cuff conversation at the end that we hope you stick around for. I can't recommend these guys enough to fellow home inspectors, but also to agents and homeowners as the information they provide is so valuable. Check them out:

Charlie Holt is a Realtor with One Community Real Estate in Concord, NC, which is piloted by nationally-known Realtor Leigh Brown. He's one of our favorite people and has probably the best outlook on what it means to be in the Real Estate industry (or really any industry): be part of a team and use that team. Or, in Charlie's words, "Use your humans." We are all over the shop in this conversation, but this concept stays at the center of our completely unscripted episode. Believe us when we tell you that you will listen to this more than once! To find Charlie on the socials and to learn more about One Community Real Estate, visit https://charlieholt.com/

Sherry Wagman with Costello Real Estate may be new to real estate, but is not new to people. Sherry knows how to take care of people, which is really what being a real estate agent is all about. People may refer to the skills Sherry possesses as "soft skills", but there's nothing soft about them. Sherry and agents like her not only know how to navigate the social and psychological dynamic of a residential real estate transaction, but how to lead people through a stressful time. We hope you enjoy the conversation!

Season 5 is here! We have some great guests lined up including the return of our popular Realtor Real Talk series. As has become the custom, we kick off the season with an off-the-cuff conversation about what is interesting to us in the world of real estate and today, it turned out to be pretty much all about new construction. Folks - hire an agent for crying out loud! We beg you!
We also talk about a few random things such as the paper shortage that is affecting the book industry and how seeing everyone else in your industry as "competition" is the wrong mindset.

Why allow yourself to be at the mercy of what other people will think or what the current trends are? Your house is YOURS; YOU live in it - no one else. Paint those walls limousine black, have rich, dark wood floors. Why limit yourself to "agreeable" gray if that's not what you like? Don't make your house look like Eeyore lives there if you're Tigger. If you are living in your home for a while, don't worry about what this is going to look like for the mysterious people that will buy your house 10 or 20 years from now!

Flipping a house is so much more complicated than it appears on HGTV and it takes a special kind of person to do it right.
Jordan Smith, Realtor and co-owner of Flint + Feather Properties (along with business partner Josh Geddings), and his wife Carmen join us to talk about what goes into flipping a house. We love the way they approach a flip, which is to think of what they would want if they were moving in. It's about quality and the bigger picture with them, not just about maximizing profit.
The flip that we discuss most in this episode is their first which is known as "The Beverly Project". To Jordan, Josh, and Carmen this was about more than a real estate investment, this was about bringing value to a neighborhood and community of which they are apart. It was about more than a single house, but about the betterment of Rock Hill, SC.

Home inspectors are great resources for homeowners and prospective buyers. They are generalists not unlike your family physician - they know a little bit about everything. When looking to buy a house, no doubt you will have lots of questions for your inspector, but here's one they can't answer:
"Would YOU buy this house?"
It's not a fair question. It's not fair to the inspector, to the house, or to you as a buyer. Let's unpack this together!

Chances are you know a real estate agent or know someone who knows a real estate agent. The market is chock full of them, but you don't just want to hire any agent. Selling and/or buying a home is a huge transaction and involves emotions as well as big money. Hiring the wrong agent can at best create an unnecessary amount of stress, or cost you tens of thousands of dollars at worst. We have learned from a ton of agents over the last couple of years and we want to share some insights into how to hire a real estate agent.

As a culture we are all about results and immediate satisfaction. We celebrate victories and successes, but rarely do we celebrate or even really talk about "process". In two years of starting and running a business, we have learned a lot about process. Hang out with us for a few minutes as we talk about our mistakes, our growth, and what we have learned about being business owners in the real estate space.

Virtually all houses have attics. Many people across the country have crawlspaces or unfinished basements. How do you take care of these areas as a homeowner? We have some very simple and practical tips to keep you abreast of what's going on in these often forgotten nether regions of a house. It's easy to inspect yourself, but if you really can't stomach the crawlspace or the attic, these areas are cheap and sometimes even free to have inspected. Some issues are also easily fixed by a homeowner if caught early enough like minor roof leaks or improperly diverted downspouts.
Be sure to follow us @wsinspect on the socials for more helpful tips!

Two days prior to this recording, the Champlain Towers South condo in Surfside collapsed. The official cause has not yet been determined, but it's probably safe to say a major structural issue that was reported on in 2018 was ignored by the association. It's a tragic lesson, but one we must learn from. We give our thoughts on this, plus we talk about keeping things simple and not overcomplicating.

Owning a business in 2021 is a challenge, but when is it not? Starting a business at the onset of the COVID-19 craziness has been a unique challenge. But again - when is there ever a time to start a business where there are NOT unique challenges. We are going to rant for about 30 minutes on what our experience has been. For me (Andrew), I will never again say with sarcasm "Yeah, we started our business at the perfect time." No, now I say it and mean it with all sincerity.
We get asked a lot, "Should we buy a house in this market??" We give our thoughts on that as well!
