In the world of Property Management, not setting boundaries from the start can lead to and create problems from tenant expectations and property owners demanding more than what’s reasonable.
A lack of boundaries can create stress, inefficiency and can lead to burnout and without the ability to say no and set firm boundaries from the get-go property managers often find themselves overwhelmed, constantly putting out fires and struggling to maintain work life balance.
This then becomes an issue that affects not only their professional life but their personal life as well. Learning how to say no and set strong boundaries is essential in the property management industry and can either make or break your success.
In this episode we unpack this further and I chat with Christine who has her own agency and has managed rent rolls from 100 properties through to over 1000 properties. Property Management is where Christine's passion lives and she strives to ensure her landlord clients are in control of their investment journey. Strong communication and setting boundaries with landlords and tenants is the key to Christine's success, and respecting all interests of parties involved ensures a smooth tenancy process.
“ if you don't feel that the landlord's got a rapport with you, or he's not doing the things you're asking to do for the betterment of the property or the tenancy, don't take on the management. And don't be afraid to say no. Good quality rent rolls are chosen by picky property managers. So be picky. If that's what you need to do, be picky” - Christine Rengger
We explore:
- Christine’s transition from receptionist to business owner in the real estate industry
- Challenges Christine has faced with staff, managing a large rent roll with minimal help and how she overcame the challenges to still be here as a real estate business owner
- The importance of clearly communicating and setting key boundaries with property owners and clients
- How to manage tenant behaviour and property owner expectations effectively
- Clarifying the misconceptions about property managers roles in tenant disputes
- How to onboard new clients with detailed agreements and setting clear expectations
- Balancing work and personal life as a working parent by setting firm boundaries

Wouldn’t it be great if we could pick what was going to happen in the real estate industry?
Staying ahead of the curve requires not just keeping up with the news but also understanding the underlying trends and then making informed predictions about the future.
For many of us, whether we're property managers, business owners, investors, or just curious, getting a clear picture of what's ahead can be both challenging but also crucial.
In this episode we're diving into property market insights and predictions with our special guest Kurtis Pirotta who is a rent specialist and gives his expertise and insights into current market trends, future predictions and how we can make the most informed decisions.
Kurtis is ahead of the game when it comes to driving change within the property management industry. Kurtis’s ever-growing influence inspires property management teams to create solid success strategies for growth, profitability and excellence in marketing. Combining his expertise in technology, tools and training with a passion for people and growth, Kurtis is helping to change the way the world experiences property.
“People are feeling more confident about where things are going. The conversation about where interest rates will go, what’s the market doing, cost of living, it’s kind of old news now - it is what it is. I think that’s giving people confidence that this is the market so regardless if interest rates go up or down they can get an idea of what they can invest and what potentially the future can look like. This can be exciting for property management customers to see new investors come to the market ” - Kurtis Pirotta
We explore
How he balances being a new dad with his professional life and the importance of family timeKurtis view on future predictions for the investor market and property managementThe importance of understanding the investor market and the bigger picture of how that relates to property managementHow to navigate the industry cycles and find ways to adapt through challenging timesTools and support to use to showcase market insights and leased prices How to use data to not only educate your investors on how they should advertise properties but also nurture and grow your current client baseHow you can make sure you’re well positioned with listings which then also helps your branding and future businessThe importance of having visibility across multiple platforms when growing your businessConnect with Kurtis Pirotta

From handling tenant complaints and managing maintenance issues to ensuring timely rent collection and staying on top of the evolving and changing regulations, property managers juggle a variety of responsibilities that can easily spiral out of control. But what if you could turn that chaos into order and elevate your property management game? Well, today we're focusing on inspections and processes to lift your property management game, a critical area that can really make all the difference.
In this episode I chat with Vlad who has a wealth of knowledge and is part of the Grey Lynn Property Management team and oversees the successful management of investment portfolios. With proven results across all aspects of property management, both landlords and tenants appreciate Vlad's professional and effective service.
“I'm a strong believer that our inspections set the tone for the service our clients will be receiving not just for them, but for ourselves. For tenants for our landlords for our contractors because I guess the inspections are there to protect the landlord but at the same time are there to protect the tenant” - Vlad Muhin
We explore:
- Vlad’s transition from hotel to property management and his belief on how people
that come from the hotel industry can make great property managers due to hotel
training being based on systems
- The essential systems for consistency and to help provide excellent service and client
satisfaction in property management
- How the role of checklists and set processes that your team are trained in can help
you to deliver quality service
- How inspections can become a point of difference for your business and how they
set the tone for the service clients will be receiving
- Why systematic checks and monthly audits on processes help maintain business
efficiency
- How systems help your team have their own responsibility for their roles which then
helps build a holistic buisness
- How to overcome challenges in system implementation and set up systems by
knowing the business inside and out

As property manager's we often get caught up in the murky waters trying to solve way more than we should, wasting time and energy on situations beyond our control and losing sleep over issues that are quite frankly not ours to worry about.
In this episode we chat with Kirk Stafford who is a Property Management Coach and has been active in the property industry for 40 years now. Kirk shares his knowledge and wisdom to help find solutions to the struggles we are all facing from staffing, profitability, acquiring rent rolls and work ethic.

If you love this industry, stop working 18 hours a day, stop being available 18 hours a day and start to get people to treat you with a little bit of respect for your time.” - Kirk Stafford
