  • In this episode, Minh & Debbie have a conversation around an alternative 'NDIS Housing' option, Co-Living Accessible Homes, suitable to be rented by SIL Providers under a Head Lease arrangement.

With the rapidly changing SDA market and with many investors being priced out of the market, we see this as an alternative product for investors still wishing to get into the NDIS property space with an ethical investment, but avoiding the higher risks associated with SDA.

Whilst the income on these types of investments will not match the potential of SDA homes, this investment would offer a far less risky investment as these packages, would be priced similarly to regular house & land packages, be easier to finance and likely be offered with a Head Lease from a SIL Provider.

Listen on to understand more about this investment offering that we expect to have available for investors within the coming weeks.

  • In this episode, Debbie and Maddie discuss the legislative changes to the NDIS Act regarding NDIS Supports.

They talk about the definitions of what are now considered Supports and what are not Supports and how these changes will be implemented, the timeframe for implementation and any other considerations that anyone affected (NDIS Participants, Providers, Families etc) should be aware of.

Whilst the definitions of Supports and non-Supports may seem to be on the whole basic common-sense, as with any changes within the NDIS, there are always bound to be concerns.

  • In this episode, Minh & Debbie discuss how our unprecedented online SDA Masterclass event held on Friday 4th October panned out, which had 720 people register for the online event.

With 26 speakers, 30 meeting rooms in addition to the main stage, and 74 seperate meeting sessions with some of Australia's most prominent SDA specialists, it was quite some feat by the NDIS Property Australia team to pull off the event. Despite a few technological issues (to be expected with so many people involved), on the whole, the event went amazingly well.

A huge thank you to all our guest presenters, as well as to our registrants and attendees who will be receiving copies of meeting recordings and presentations in due course.

Whilst most of the results are not a surprise, there were a few locations around Australia that were highlighted as showing significant shifts in the oversupply of New Build and Pipeline SDA.

  • In this episode, Minh and Debbie chat about their recent trip to Melbourne.

They discuss about the people they met with over their 3 day trip, and provide an update on what is going on in the SDA market from an investment and development perspective. This is from the eyes of those on the ground, aswell as our assessment of whats going on across the NDIS. As always, its this kind of "boots on the ground" running around that allows us to keep our fingers on the pulse of what goes on, and gives us enough info to relay it back to you our listeners for up to date facts, figures and gossip.

As the market matures, it will price out individual small investors to a large degree. There now seems to be significant growing interest from institutional investors and sophisticated investors who have been waiting for the right timing to jump back into the marketplace. We think that the big boys time is now, seeing the flurry of activity for them to jump back into SDA. These are the smart investors, who see the time as right to move in and continue the evolution of SDA as a growing sector, while cherry picking the prime locations of demand around areas within inner Melbourne, for example.

Lastly, they discuss the process of selling an NDIS property and what owners can do to make their houses more appealing for resale.

This episode gives our listeners an insight into the options that investors have if they are unable to achieve the results they were seeking and require a means out of their investment.

  • In this episode, Minh and Debbie discuss the media release of 16th September from Bill Shorten MP, Minister for the NDIS regarding the mandatory requirement for Platform Providers, Support Coordinators and SIL Providers to be registered.

They look at the media release itself along with comments from industry professionals regarding the impact of this implementation.

Whilst the new registration model is not directly related to SDA, SIL Providers are an inherent part of an SDA Participant's life so there is an important connection. We welcome the requirement for SIL providers to be registered, however, it will be interesting to see how the NDIA plans to implement this requirement given the significant cost and long time frames currently being experienced for providers wishing to become registered with the NDIA.

  • In this episode, Debbie, Ian & Rob who have just returned from Bali tell us about their visit to review the opportunity that Bali presents for international investors. We speak of property investment and fractional investing into this paradise location, and having spent many months researching this opportunity, our team is now ready to present this to our NDIS potential investors as a complementary product to consider, but more so for those who feel that SDA is not for them, and are seeking something different - low entry cost & high yield.

Given the "realistic" potential of 17-20%pa, based on the high demand from tourists, we certainly see that the minimum investment of circa $60,000 AUD into a fractional allocation is a LOW RISK & HIGH RETURN proposal. Our team are now taking calls and discussing with investors all their curious questions on this new alternative property investment which offers a very high yield. During construction, your investment returns you 8%pa (paid quarterly).

Listen to this very detailed podcast from our team who went in person to investigate this massive opportunity of a hidden gem.

    Conservative Returns - 13 to 15%pa

    Realistic Returns - 15 to 20%pa (75% occupancy)

    Possible Max Returns - 20 to 25%pa

  • In this episode, Minh, Debbie and Denise discuss the new service offering that we are seeing an increasing demand for - Project Feasibilities. Land owners and new SDA developers are coming to us to get advice on what is the most feasible SDA development to do on a site they're considering. Even if its a one house dwelling on the block, its still a 'development feasibility' process as we are working alot more with custom designed projects for SDA.

We review all options possible on a block of land (yes, there are many!) to show developers all the types of SDA dwellings that can be built on the site. Our 'Fee For Service' advisory work will range from $3,000 to $10,000 based on the scope of works required, to advise on such developments, and can take between 4 weeks to 10 weeks to deliver by our 'home grown & one of a kind' research team of 6 staff.

The work encompasses concept design options, financial feasibility, SDA data analytics for demand and supply, and tenancy mix advice to each developer, before they take it to their architect and builder to finalise the project before lodging to council for approvals. Our work the team delivers, allows the investor developer to then goto a townplanner, architect or build designer, and builder, to put together the finishing touches before lodging the project for DA or BA with council.

The team talk about what is involved in the project feasibility advice we provide and how important it is for anyone looking at developing an SDA project on a site they have, or are looking to acquire, to understand all the potential options and to have a detailed analysis on the pros and cons, costs and ROIs of the many options likely available.

They discuss the new staff growth and services that NDIS Property Australia have begun to offer over the last 12 months as we adapt to these sector evolving for investors, and the need to provide as much value and support as possible to this dynamic space for all stakeholders.

  • In this episode, Debbie analyses the current situation in two regions in Queensland - Townsville & Toowoomba.

Rather than highlighting these two areas as high-demand and undersupplied areas for SDA, this episode discusses the reasons behind the significant oversupply of SDA in both areas.

Debbie looks at the current supply vs demand and the likely impact of the additional pipeline properties listed in the NDIA quarterly data on the overall SDA market and the consequences for those investors who are coming late to the party.

This submission suggests that recommendation 9.4 of the NDIS Review Final Report, which was released in December 2023, not be accepted by the government.

    The recommendation was
"The National Disability Insurance Agency should remove the Improved Liveability category for new Specialist Disability Accommodation (SDA) developments, and review the remaining SDA categories and associated Design Standards to evaluate their effectiveness."

We have covered the issues around this recommendation in previous episodes back in December after the review was published, and there has been no end of discussion within the industry on the negative outcomes were this recommendation to be implemented.

The submission, put together by Greg Barry from SDA Services (a past guest speaker here) and James Brown of SDA+ along with 65 other SDA sector collaborators covers 5 detailed and very relevant points that the recommendation not be accepted.

Listen on for an overview of the submission that we hope will be taken up by Minister Shorten, essentially enabling more stability and confidence in the SDA sector.

  • In this episode, we have a repeat speaker from 2 years ago, Dante, formally working for an SDA Provider in Brisbane. He has now relocated to Melbourne working for SDA Options. With his new change of environment, he has had to learn the regulations of leasing in Victoria, and that is the purpose of this episode, to explain how Victoria leasing for tenancy differs for disabled tenants (either as SDA vs NDIS vs non NDIS).

This is a great episode to listen to as it fully shows the complexities of rental agreements in a different jurisdiction.

  • In this episode, Debbie sits down with Josh and Rania from the office to discuss a new report on offer to investors.

We have been approached by many investors who are looking for independent advice on an SDA H&L Package that has been recommended to them by other agencies. Accordingly, we've developed a new, comprehensive report that gives an overview of everything about the package.

Josh & Rania discuss how they assess the package, the criteria involved and the different aspects of the package that are analysed to provide an honest assessment of whether the package is a good, bad or OK option.

The criteria are based on the ranking criteria we use ourselves when doing our due diligence on any packages offered to us from builders and developers to sell. They include location, build cost, data, design, and inclusions.

If you are researching different options for an SDA investment, it is worth your while to get another opinion on whether a package that has been presented to you is actually a feasible option. We see so many average packages in oversupplied areas being offered by builders and other marketers in the industry. As we say - know what you are buying into!

  • This episode has come about because our NPA team have been looking at alternatives for SDA investing, doing months-long research on SDA fractional investing specifically, for our SDA investors. At the same time, Larissa from our Melbourne team, brought us the concept of Bali as a fractional investing product too. As a result, we have been diligently working hard in the background for 4-5 months in assessing 'fractional investing' as a strategy - comparing the direct SDA housing investing versus indirect SDA fractional investing. From there, we went off on a tangent over to Bali fractional investing as well, and that is how we have arrived at this spot now, on this show!

Ian welcomes back a past speaker of the show, Robert Maxwell, who has now joined our NPA team. Ian and Rob welcome a guest speaker they have been dealing with for many months, Mark Reed, who is permanently based in Bali. The team talks about the merits of fractional investments as a concept, and then in greater detail about Bali as a location to enter as an investment option, using this method of fractional investing. Mark talks in great detail about the tourism and hospitality sector, and the international growth of capital investment into Bali, by way of infrastructure and tourism demand for hotel accommodation.

Ian and Rob dive into some really interesting questions with our guest this week. They ask things like:

Who’s behind this fractional investment optionHow long have they been around? Why Bali? What makes it a good choice in terms of growth and infrastructure, and are there any risks we should know about? What returns to expect, and what the costs will be?

They also get into the nitty-gritty of how projects are picked and the strategies behind them. Plus, they explore the differences between Leasehold and Freehold investments. It's a must-listen for anyone curious about these investment options!

  • In this episode, Minh & Debbie discuss an article published in the Australian Financial Review on 8th July regarding a fund manager platform + wealth manager's joint partnership with numerous failed SDA funds with 14 different 'SDA homes' in the Melbourne west region. Below are the links to the articles released this week online.

AFR Article: 'Investors hung out to dry' as NDIS housing schemes fail

AFR Article: NDIS housing scheme firm forced to refund fees for 'lack of service'

About 18 months ago, we published a podcast on our concerns on the aggressive 'spruiking' of SDA capital raising by financial advisor stockbrokers who were trying to "get in on the action" so to speak. Now that this new article is public knowledge, we can shout their names - DOMACOM & ASR WEALTH (grrrrr).

We raised some red flags at the time, and hence why today in this article, we are doing a follow up on the fallout of these managed funds which raised money to invest into 14 SDA homes within "one suburb" (YEP, YOU HEARD IT RIGHT!) LOL

It didn't help that these investments occurred about 4 years ago, and that the land title registration were delayed by 2 years. With these houses now for sale (aka distressed sales) we have to wonder how on earth these 4B/2B/2C SDA homes (which assumes one bathroom to share with 3 HPS/FA participants) will even attract SDA participants to live in these dwellings. Such poorly designed layouts will not lease properly, plus SIL and SDA providers will reject these designs as they are not fit for purpose. We fear that the realistic outcome will be only one participant SDA homes (at best), or leased out to the normal residential market at $600 to $700 per week in rent (at worst). Whoever comes along next swooping in to buy, remember these words "BUYER BEWARE".

Now, back to DOMACOM and ASR ... did they just forget the fundamentals of "diversification" & forget the old saying "don't put all your eggs in one basket". Damn, for a bunch of suits in Sydney who work in wealth management, they sure did drop the ball big time, and did not follow the SDA advice given at the time from the experts. As we keep saying in many episodes, one cannot suceed in SDA investing "off a spreadsheet" and then expect it to work. Also do not expect to achieve maximum yields. This is a high risk proposal if one does not follow the rules of engagement on the playing field i.e have one ensuite per bedroom. DOH!!!

Anyway, please listen to 'Part 1' of this topic, as we will be doing another follow up to this episode in due course.
