A sewer line inspection, or "sewer scope" is a video inspection of the underground sewer line that connects the home's drain and waste plumbing to the city sewer or the septic tank. Radon-222 is a byproduct of decayed Uranium. The products of radon - known as Radon Decay Products or RDPs - are highly carcinogenic. In fact, Lung cancer from Radon is the 3rd most deadly cancer. It is the 2nd leading cause of lung cancer; the leading cause of lung cancer in non-smokers. Testing for radon, no matter where you are or what type of home you have, is incredibly important. Here, we go over some basics of radon and how to go about doing your own testing.

Why allow yourself to be at the mercy of what other people will think or what the current trends are? Your house is YOURS; YOU live in it - no one else. Paint those walls limousine black, have rich, dark wood floors. Why limit yourself to "agreeable" gray if that's not what you like? Don't make your house look like Eeyore lives there if you're Tigger. Flipping a house is so much more complicated than it appears on HGTV and it takes a special kind of person to do it right.
Jordan Smith, Realtor and co-owner of Flint + Feather Properties (along with business partner Josh Geddings), and his wife Carmen join us to talk about what goes into flipping a house. We love the way they approach a flip, which is to think of what they would want if they were moving in. It's about quality and the bigger picture with them, not just about maximizing profit.
The flip that we discuss most in this episode is their first which is known as "The Beverly Project". To Jordan, Josh, and Carmen this was about more than a real estate investment, this was about bringing value to a neighborhood and community of which they are apart. It was about more than a single house, but about the betterment of Rock Hill, SC.

Home inspectors are great resources for homeowners and prospective buyers. They are generalists not unlike your family physician - they know a little bit about everything. When looking to buy a house, no doubt you will have lots of questions for your inspector, but here's one they can't answer:
"Would YOU buy this house?"

Chances are you know a real estate agent or know someone who knows a real estate agent. The market is chock full of them, but you don't just want to hire any agent. Selling and/or buying a home is a huge transaction and involves emotions as well as big money. Virtually all houses have attics. Many people across the country have crawlspaces or unfinished basements. How do you take care of these areas as a homeowner? We have some very simple and practical tips to keep you abreast of what's going on in these often forgotten nether regions of a house. It's easy to inspect yourself, but if you really can't stomach the crawlspace or the attic, these areas are cheap and sometimes even free to have inspected. Some issues are also easily fixed by a homeowner if caught early enough like minor roof leaks or improperly diverted downspouts.

Two days prior to this recording, the Champlain Towers South condo in Surfside collapsed. The official cause has not yet been determined, but it's probably safe to say a major structural issue that was reported on in 2018 was ignored by the association. It's a tragic lesson, but one we must learn from. We give our thoughts on this, plus we talk about keeping things simple and not overcomplicating.

Owning a business in 2021 is a challenge, but when is it not? Starting a business at the onset of the COVID-19 craziness has been a unique challenge. But again - when is there ever a time to start a business where there are NOT unique challenges. We are going to rant for about 30 minutes on what our experience has been. For me (Andrew), I will never again say with sarcasm "Yeah, we started our business at the perfect time." No, now I say it and mean it with all sincerity.
We get asked a lot, "Should we buy a house in this market??" We give our thoughts on that as well!
