    Daniel Dart is the founder of Solo GP fund Rock Yard Ventures. His journey from homelessness and incarceration to where he is today shows how powerful second chances can be.

    A leader and advocate for underserved and underprivileged communities, he has worked on the ground, helping build equity and social movements on both a local and global scale. A rare talent, he matriculated to the London School of Economics graduate school without ever having received an undergraduate degree. In addition to being published in Harvard Business Review and the World Economic Forum, he has presented his academic and economic research worldwide, including in Sri Lanka, China, Ireland, Japan, and the United States.

    Daniel's journey to where he is today is anything but typical. He was born in the Bay Area but spent most of his youth in Southern California. He experienced homelessness on the streets of San Diego and Los Angeles between 1999-2001, a chapter of time that shapes everything he does today. Daniel was also the brainchild of a prominent punk-rock band, Time Again, where he wrote and sang about social issues, poverty, and getting through life one day at a time. In 2011, he was sentenced to 6 years in prison, where he filed and won an appeal to reduce his sentence by two years. Upon release, with a new perspective of owning his flaws while being true to himself, he made amends and launched the second chapter of his life – one that focuses on the altruistic value of helping others.

    He recently completed his Executive MBA at MIT, where he is the first formerly incarcerated student in the school's history and a recipient of the Dean's Fellowship, Sloan Leadership Fellowship, and Pechacek Fellowship awards and scholarships.

    He is an active member of Milken Institute's Young Leaders Circle, an Advisory Board Member of Village Capital, and a Fellow of the Salzburg Global Forum.

    Affectionately known as ‘The Canvassing Queen™’ Beth Azor is the founder and owner of Azor Advisory Services (AAS), a leading commercial real estate advisory and investment firm based in Southeast Florida.

    As its principal, Beth currently owns and manages six shopping centers in Florida and travels the country consulting with, brokering deals for and training associates in the commercial real estate industry. A partial list of Beth’s clients include Phillips Edison & Co., Brixmor Properties, The Shopping Center Group, Urban Edge Development and DLC Management Group.

    Prior to founding AAS, Beth was the President of Terranova Florida’s largest 3rd party asset manager. Beth also has over thirty years of experience in managing, developing, redeveloping and teaching commercial real estate leasing agents all over the country. She has taken it upon herself to guide budding and established retail real estate agents to conquer the market by offering commercial real estate training courses and workshops. Her canvassing workshops are legendary!

    A graduate of FSU, Beth is a former Foundation Trustee and is past Chairwoman of the Board, and Founder of the FSU Real Estate Foundation.     Adam Gillespie is a twenty-four year commercial real estate veteran specializing in selling investment real estate in the Philadelphia region. During his career, Adam has executed over $1.9 billion in transactions, including single-asset and regional portfolio sales ranging in size from $1 million to $133 million.

    Adam has been recognized with multiple industry awards and earned a CCIM designation in 2015. He graduated summa cum laude from the University of Dayton with degrees in Finance and Marketing. He moved from Ohio to Philadelphia in 2005 and has been an investment real estate broker specializing in the sale of industrial, apartments and office buildings since.

    Adam is an active member of the Greg Wolf Fund, a non-profit dedicated to funding targeted blood cancer research and providing financial support to families battling leukemia. Adam currently lives in Fort Washington, PA with his wife and three children. He is an avid real estate investment advisor, dad, athlete and fly fisherman.

    Annie Malo is a real estate attorney in Holland & Knight's Boston office. Ms. Malo focuses her practice on a variety of commercial real estate matters.

    Ms. Malo guides real estate clients – typically buyers, sellers and owners of properties – in negotiating purchase and sale agreements, as well as the legal due diligence process, including reviewing title, survey, environmental reports, zoning reports and development permits. She always keeps her clients' best interests top of mind as she negotiates these and other commercial real estate documents. Ms. Malo also assists clients in creating and organizing corporate structures and coordinating 1031 exchanges.

    In addition, Ms. Malo has an extensive retail leasing and development practice. She represents national retailers in multistate expansions regarding buys and leases, as well as real estate developers in purchases and leases for retail space.

    Prior to joining Holland & Knight, Ms. Malo was an attorney at an international law firm office.

    About Bethany Babcock:

    Bethany Babcock has worked in property management, leasing and investment sales for over 20 years. She founded Foresite Real Estate in 2014.

    In 2018 she was named by the San Antonio Business Journal as one of the “40 under 40”. Bethany is one of very few brokers in San Antonio to have received national awards in the categories of both top leasing agent and top investment sales agent. She has been published online with Forbes and featured in the Business Journal as well as been a guest speaker for the South Texas CCIM Symposium. Bethany also enjoys guest lecturing for the Real Estate Finance Department at the University of Texas at San Antonio.

    In 2020 Bethany opened up Foresite’s own training program to those outside of the company and created the “CRE Launch Program” which has worked with students from more than 10 universities and 20 different brokerage firms to develop and retain new talent in the industry.

    The unique culture at Foresite has lured industry veterans as well as developed exceptional talent internally and in 2022 and 2023 Foresite was named #1 Best Place to Work for Small Businesses by the San Antonio Business Journal.

    Bethany graduated from UTSA double majoring in International Business and Finance. She went on to earn her MBA with a concentration in Finance from Texas A&M University-San Antonio.     Deborah Smith is Co-Founder and CEO of The CenterCap Group, LLC and heads the firm's Strategic Capital and M&A and Execution efforts. Prior to forming The CenterCap Group, LLC, Ms. Smith was Co-Head of M&A and a Senior Managing Director with CB Richard Ellis Investors (CB Richard Ellis's $40 billion AUM investment management business). She joined CBREI in July 2007 to co-head the build out of the firm's M&A efforts and led the firm's negotiation and acquisition of a majority interest in Wood Partners (one of the largest multifamily developers in the United States) in 2008.

    From 1998-2007, Ms. Smith worked on mergers and acquisitions with Lehman Brothers, Wachovia Securities and Morgan Stanley. Ms. Smith has been involved in more than $100 billion of mergers, acquisitions and restructuring transactions. Ms. Smith has a Bachelor's degree in Economics honors and a Bachelor's degree in Law honors, from the University of Sydney.

    About Deena Zimmerman:

    Deena Zimmerman is an award-winning broker with nearly twenty years of industry experience. Known as a star tenant rep, she is sought after by national brands, multi-unit franchisees, and even first-time entrepreneurs nationwide for site selection rollouts across both Chicagoland and the entire country.

    She also specializes in the sale and leasing of retail, investment, and development properties. Deena is a trusted expert in Cannabis real estate, and she is regarded nationally for her business development efforts and her expertise in retail site selection and curation.

    As Principal at Baum Realty Group, Deena’s role is centered on national business development as well as commercial redevelopment and adaptive reuse projects across the country.     Ehud Gersten is a managing partner at Perch Wealth. In addition to being a licensed securities professional, focusing on 1031 exchanges and Delaware Statutory Trusts (DSTs), Ehud is also a licensed California attorney and real estate broker.

    For more than a decade, Ehud owned and operated a highly successful law firm in San Diego, focusing on real estate and consumer rights. He has advocated on behalf of many clients, including homeowners’ associations (HOAs), real estate developers, and investment property owners, in both California state and federal courts. He is also admitted to practice before the U.S. Supreme Court. Ehud has been repeatedly recognized by his legal peers as one of the top litigators in San Diego County, featured multiple times in both SuperLawyers magazine and San Diego’s “Best of the Bar.” He has been interviewed and featured for his national real estate work by Bloomberg, the L.A. Times, the New York Times, and HousingWire magazine.

    Ehud holds two degrees from the University of Auckland in New Zealand – a Bachelor of Arts (BA) in political science and a law degree. He also holds a Master of Laws and Letters (LLM) degree, with a concentration in intellectual property, from Boston University. He holds Financial Industry Regulatory Authority (FINRA) series 7 (general securities representative), 66, and 63 registrations.
