The number one MOST IMPORTANT thing you can do as a landlord: SCREEN your tenants! Set you and them up for success!
Make sure your tenancy screening requirements are posted or published, including the requirements for the specific unit you are looking to rent. Look for the red flags including expired IDs and fake pay stubs, seek out the deal breakers. Make sure the unit works for them, and that you can get them fully qualified. Most of the landlords that I see in unfortunate situations did NOT screen their tenants.
Remember, potential tenants are on their best behavior BEFORE you rent to them - do not go on gut feelings! As a Landlord, you must trust facts.

In real estate development, as in life, the only constant is change. There are *so* many challenging and confusing layers of what rules apply and to where. Nearly all of the rules in real estate development are very geographic dependent, and ALL of them come with many MANY layers of rules that can be very confusing. Whenever you start out on an adventure, you never know what you are going to get, BUT you know a good story will always result. Maybe you ran into someone you grew up with thousands of miles away.
Maybe you got pickpocketed, and had to figure out how to get your ID and/or money to get home. Maybe you were the first one in the ferry line up because you missed the last ferry by 10 seconds? You never know what adventures are going to appear before you, but when they do, be ready to roll with them. Adapt. Know yourself enough to bring extra granola bars and some kleenex. Be careful what you wish for in your adventures!

An investor is just that - someone who puts money into something with gaining more money out of it.
A real estate investor uses property and housing to grow their wealth in the form of equity and/or cash flow. It is critical, as a real estate investor, to know your *actual* numbers, to not feel pressured into buying a property when it may not be right, and to know that there are "deals" every day. You must budget your time and efforts, and money, properly as a real estate investor.
