  • The NOTG team continues their discussion with infrastructure development and its influence on property investment decisions. This week, they focus on regional developments, beginning with the impact of the cancelled high-speed rail project between Malaysia and Singapore and the premature hype it generated. They also explore the potential of Woodlands, highlighting the notable appreciation in property prices there over the past few years.

In an interesting segment, Melvin raises a few scenarios to the rest about investing in properties in neighbouring countries, given the appeal of foreign properties with lower entry barriers, their lower value, and the advantage of Singapore’s stronger currency. • This week, the NOTG team discusses the URA Master Plan and how it can guide property investment decisions. They highlight the importance of understanding different plot zones and the development potential, as well as plot ratios determining the density of developments that might impact properties with previously unblocked views, which, in turn, could affect desirability and eventually their value.

Regarding the URA Master Plan, the talk of the town for the longest time has been the development of the Greater Southern Waterfront. Is it considered overhyped? Is it still too far down the road for sellers to factor it into their property’s selling quantum? What will the future hold for that area? What about other upcoming projects like the Long Island project?

Tune in as Melvin Lim, George, Grayce, and Joan from PropertyLimBrothers delve deep into the URA Master Plan, Land Plots, Government Land Sales, EC plots, and the foreseeable future development in Singapore Real Estate! Hear what they think about these factors and their impacts!

  • Part 2 of the 101 series on interest rates has the NOTG team talking about the concept of money supply and its impact on real estate. They highlight how the creation of money determines the depreciation of property and eventually the depreciation of wealth.

This is all relative because of Singaporeans' holding power in property, and that Singaporeans buy properties for their own stay, rather than pure investment. So what happens to Singapore’s real estate market when there is a cut in the overall Fed rates? And how do liquid assets like bitcoin and the S&P 500 relate to real estate?

In this episode, Melvin Lim, Yu Rong, Grayce, and Lyndon from PropertyLimBrother continue their discussion on interest rates 101 in real estate investment. Find out what else they have to say on this week’s Nuggets On The Go!

  • You’ve probably heard a lot about Lentor’s rejuvenation, but what is it all about? In this episode of NOTG, Melvin Lim from PropertyLimBrothers explores the development and transformation of Lentor—once a sleepy town, now projected to become a thriving estate in the years to come. Let Melvin explain more about our government’s focus on injecting residential zones in this area.

Lentor is poised to be a new concept in townships for private properties, collectively rejuvenating the entire Thomson-Yio Chu Kang-Ang Mo Kio region. Among the new properties being built in Lentor, four land plots have already been acquired by GuocoLand; known for their much-anticipated integrated development, Lentor Modern. This project will feature retail, residential spaces, and direct connectivity to the MRT. We are also eagerly anticipating their latest project, which will occupy the largest land plot in Lentor: Lentor Mansion.

The Lentor area has experienced strong sales, as indicated by the performance of Lentor Hill Residences and Lentor Modern. However, with new projects, where the new GFA Harmonisation will take effect on, prevents developers from "selling" A/C ledges to buyers. While this will simplify understanding property prices for developers and consumers, it may result in a higher PSF price at a potentially similar quantum. This change could also lead to a shift in unit sizes for future projects. That being said, let Melvin's analysis between new launches and resale properties in the area help you decide which project to kick-start an investment.(00:00:00) Intro(00:00:41) Lentor new township(00:03:47) 2024 New Launches(00:04:41) Lentor’s Transformation(00:07:17) 1km radius | CHIJ St Nicholas Girls' School(00:08:18) Lentor Mansion(00:09:50) Guocoland Project | Guoco Midtown(00:11:21) Key USPs of Lentor Mansion(00:12:19) Lentor Surroundings(00:14:14) King of Lentor(00:16:53) Harmonisation Rule(00:27:33) Lentor’s Potential (00:29:38) How townships are developed(00:31:58) Supply Factor : Macro or Micro(00:41:27) Lentor Projects | Resale vs New Condo(00:47:41) Disparity Gap(00:48:29) Wrap Up
