    Rule #1:  Keep it Professional, Not Personal: Save the emojis and slang for your personal chats. In business, we use proper language and leave the LOLs for after-hours.  Use real words to do real business.

    If this is what your text sounds like, you’re breaking Rule #1 for texting in business:
    “OMG, I was ROFL when my BFF told me, TBH, about her date last night. It was TMI, but LOL, I couldn't stop laughing! You gotta love things IRL!"
    Rule #2:  Grammar Police on Duty: Avoid committing grammatical crimes in your texts. Remember, autocorrect is not your friend, but proofreading is!  Check your work before you hit send!  There, their and they’re are not interchangeable!  Use punctuation. “ Let’s eat Grandpa” differs from “Let’s eat, Grandpa!”

    Rule #3: Identify yourself!  Don't confuse your recipient. Start your texts with your name to avoid confusion. Unless you're texting a psychic, they won't know it's you without a little help.  Use your last name so you’re not confused with Bob the Dog Walker, Larry the Lazy Lender, or someone with a similar phone number who is NOT you! 
    Rule #4: Timing is Everything: Just because you woke up at 2 am with real estate night sweats and want to alleviate your stress by banging out a text does not mean the other agent, your buyer prospect, your seller client, or the appraiser wants to share your insomnia.  Respect the clock and save business conversations for business hours.  This also applies to time zones. 9 am in New York is not 9 am in Hawaii.  There are tons of time zone converter apps, so don’t guess!

    Rule #5: Get Straight to the Point: Don't beat around the bush in your texts. Be as clear and direct as possible. Remember, we're not writing mystery novels here.  Less is more.  You can get back-burnered, lowered in priority, or deleted when you write too much. Don’t make it such a heavy lift for your readers!
    Rule #6: Privacy Please: Keep confidential information from your text conversations. You don’t want to sway a negotiation wrong, over-share, or breach your agency relationship.  No negotiation should be done via text.  States have laws about what constitutes an agreement, a digital signature, or a contract.  Just because you have E & O insurance doesn’t mean you should have to use it!

    1. Home Sales Are UP! February brought a pleasant surprise in the real estate market as existing home sales surged by 9.5% month-over-month to reach a seasonally-adjusted, annualized rate of 4.4 million units. This remarkable uptick marks the highest level recorded since March 2023.

    2. Prices are UP! Alongside the increase in sales, the median sales price also saw a notable rise, climbing by 1.4% month-over-month and 5.8% year-over-year to reach $384,500. These figures, released by the National Association of Realtors (NAR), indicate a robust and dynamic housing market, reflecting increased demand and rising home values."
    3. National inventory levels are on the rise. Based on data from Realtor.com's residential listing database, active inventory in March 2024 increased by 4.5% month-over-month (MoM) to reach 695,000 units—an impressive 23.5% surge year-over-year (YoY)!

    Additionally, new listings saw a substantial uptick, jumping by 16.6% Month over Month and showing a notable 15.5% year-over-year increase. This surge in available properties indicates a trend towards more opportunities for potential buyers, potentially leading to increased property sales.
    4. Cash Deals. According to data from the Realtors Confidence Index, the real estate market witnessed fierce competition and a surge in cash transactions in February. A remarkable 56% of homes sold during the month were on the market for less than a month, up from 53% in January.
    Furthermore, 20% of homes were sold for more than their listing price, marking a notable rise from 16% in the previous month.
    Perhaps most strikingly, a staggering 33% of transactions were completed entirely in cash. These statistics, provided by the National Association of Realtors (NAR), underscore the intense competition and prevalence of cash offers in today's housing market."
    5. No Crashing Prices. Price growth has taken an unexpected turn. After experiencing slight decreases of 0.1% month-over-month (MoM) for two consecutive months, CoreLogic's national Home Price Index surged by 0.7% MoM in February, exceeding its initial projections significantly. Previously, CoreLogic had anticipated 2.5% price growth over the next 12 months, but its latest forecast now predicts a more robust 3.1% increase.

    Know all you can about the subject property and the seller's situation, wants, and needs. Whether you're on the listing or buyer side, here are the facts to gather before you start negotiating. (BONUS! The Negotiation checklist is included in Premier Coaching!)
    Mark Twain said, "Supposing is good, but finding out is better!"
    1 Buyer's Agents: Read all of the MLS descriptions, including extended comments/agent comments.  Many times the listing agent will actually state exactly what it will take for the seller to consider an offer.  If not, call the agent and find out what the seller's priorities are (not just the price).

    2 Notice if there are any details listed, such as 'not FHA approved' or 'seller financing may be available', 'seller to contribute up to $5,000 toward buyer's closing costs', 'as-is only', 'contingent on seller finding suitable housing', etc.
    3 Run the history, or 'archive' as some MLSs call it, of the property.  Also, search Zillow, Google, and even YouTube to see if it may have been a For Sale By Owner prior to being listed.  This search should take you 5 minutes or less but could mean the difference between winning or losing.

    4 Find the Days on the Market so far. Is this a fresh listing, or has it been on or off the market previously? Has the price been raised or lowered? Has it been pending before and gone back on the market? What caused that? Inspection or appraisal issues? It's okay to call the listing agent and find out!
    5 What are the comparable sales for this property?  The most recent sales and pending.  How many days on the market did those homes take to sell?  What is the list-to-sell price ratio?  Are these numbers going up or down?
    Proper Previous Planning Prevents Pitifully Poor Performance.  The more you know about the house and the seller, the better offer you can put together.  Remember, your buyer wants to BUY the house, not just write an offer!

    1 Consistency in Uncertain or Challenging Times:
    "Discipline is the bridge between goals and accomplishments," says Jim Rohn. It's often said that what you do on your bad days matters more than what you do on your good days. This rings true in various aspects of life, from your workout to your lead generation; it's the tough days that make you better, but that assumes that you power through instead of giving up. Don't let your emotions determine your actions. "There is no luck except where there is discipline." —Irish proverb.
    2 Nurturing Relationships Through Adversity:
    While it's easy to invest in relationships during smooth sailing, the true test lies in the effort put forth during rough patches. Strengthening bonds and offering support during challenging times can deepen connections and foster resilience.  Are you avoiding real estate conversations because you fear getting questions you can't answer, or are you forging ahead with confidence? How many conversations about real estate are you having daily?
    3 Emotional Resilience in the Face of Adversity:
    Keeping emotions in check is relatively simple when everything is going well. Yet, the true mark of emotional maturity is demonstrated in how we manage our feelings when circumstances are less favorable, showcasing our ability to adapt and persevere.

Any other buyer's agent you consider working with will also require the exclusive agreement, so it’s not just to work with me.   The agreement ensures clarity and accountability in our relationship, allowing me to fully commit my time and expertise to serving your needs effectively.  An agent or broker who doesn’t ask for your signature is practicing unethically and is out of compliance with what’s required.  It just makes sense to solidify our commitment to each other."

    April Fools Day calls for some FACTING! It's time to debunk some myths surrounding the NAR Commission lawsuit settlement. Let's clarify the facts and dispel the misinformation:
    Fiction 1: The settlement forces real estate brokers to reduce their compensation.

    Facts: The settlement doesn't impose any limits on what Realtors can charge or the services they offer. Realtor fees have always been negotiable, reflecting the industry's competitive nature. Sellers have diverse options, and fees are determined through negotiation.
    Fiction 2: The settlement will prohibit sellers from paying a commission to a buyer’s agent.

    Fact: Sellers retain the discretion to pay a commission to a buyer’s agent. It's crucial for successful property sales. Incentivizing buyer's agents ensures optimal exposure and selling opportunities for sellers.

    The Northwest MLS in the Seattle area has dealt with this since 2019 and, as such, has demonstrated that such changes have minimal effects on the market. In fact, it's largely business as usual. This is because the cooperative compensation model works!
     
    Fiction 3: The settlement will relieve sellers of any financial burden of buyer agent fees.
    Fact: Sellers may choose not to pay buyer agent compensation, but it doesn’t absolve them of costs. Buyers may request concessions or include contingencies for compensation, affecting overall transaction economics.
    Fiction 4: The settlement reduces the total cost of transaction services.
    Fact: Shifting the burden of agent compensation doesn't necessarily lower overall transaction costs. Realtor services are essential and should be compensated. Sharing costs between parties doesn't equate to reduced transaction expenses.
    Fiction 5: The settlement will lower real estate prices and make homeownership affordable.
    Fact: Real estate values are determined by market fundamentals, not Realtor commissions. Even if commissions decrease, it minimally impacts home affordability. Rising home prices stem from market dynamics, not commission structures.
    Fiction 6: The settlement benefits buyers by allowing fee negotiation.
    Fact: Buyer representation is traditionally covered by sellers, which benefits buyers, allowing them to finance fees over time. VA loans expressly prohibit buyer-paid commissions, raising questions about buyer benefits.

    9.     Keep your online profiles professional.  Don't be political, opinionated, or complain.  Don't have unfinished profiles.  Have a professional business Facebook page.  Don't get talked into paying for website optimization.  Your social media is there to support your business, not to create business; it's not a spoke by itself.

    10.     Answer your phone!  Call people back as soon as possible, even if that's to tell them you're about to be on an appointment and you'll call them at a certain time.  Lack of communication is the #1 complaint real estate clients and prospects have.  When they don't hear from you, they're not thinking good things.  
    11.     Create and use your Proven Pre-Listing Package and learn how to present your Unique Sales Propositions (USPs). Your Pre-Listing Package is your silent salesperson. Send it prior to your listing presentation, and it will handle all of the usual objections before you even arrive!

    12.     Focus on being a listing agent.  Listings produce leads, but buyers generally don't.  Sellers have to sell, but buyers never have to buy.  Working with buyers is physical labor, working with listings is mental labor- it requires SKILL.

    Most agents only list the easy, repeat, and referral business.  That's okay as a new agent, but learn to win in a competitive listing situation so you can list homes with people who do NOT know you.  You'll be successful at a much higher level and much more quickly when you learn to list.
    13.     Always say, "Yes, it would be my pleasure to help you with that."  Then get help if you need it! You can only build your skills by earning while you learn, so don't say no to opportunities when you can say yes. If something is just too far out of your wheelhouse, you can always partner with or refer the transaction to another agent.  
    You'll be much more versatile (and profitable) when you say YES more than NO.  The definition of versatility is the ability to transact with different types of people in different situations.  Versatile agents are far more successful than agents who aren't!  Ask for help when you get stuck.
    14.    Do what you don't want to do when you don't want to do it...at the highest level!  There will be days when you simply don't feel motivated.  There will be days when you overthink yourself and fall into analysis paralysis.  There will be days when you feel less than competent.  
    Do the work anyway so you can have days of success, gratitude, and profitability.  Be able to say, 'Thank you, past _fill in your name__, for doing the work so I can enjoy the rewards today.'

    PART ONE
    1.     Your Brokerage Matters. Choose your broker wisely if you're newly licensed, or upgrade as soon as possible if you're not happy where you are. It's not just about commission splits. Does your broker offer stock awards, health insurance, daily education, and revenue share? It's costly to start (or stay) with the wrong brokerage.

    3.     Curate your sphere of influence and expand it daily. These are all the people you already know. They already know, love, and trust you, so they are almost always your first three to five transactions, and, when communicated with regularly, can be a steady stream of business reaching past those first several deals.

    The settlement agreement mandates two critical changes to how members and MLS participants transact.  
    #1:  NAR agreed to create a new MLS rule prohibiting offers of compensation on the MLS. This would mean that offers of compensation could not be communicated via an MLS. Still, they will continue to be an option consumers could pursue off-MLS through negotiation and consultation with real estate professionals.  Remember: just because commission isn't listed in the MLS does not mean that commissions have disappeared.  Don't believe the media; they're wrong!

    #2:  NAR also agreed to create a new rule requiring MLS participants working with buyers to enter into written representation agreements with their buyers before the buyer tours a home. NAR has long encouraged its members to use written agreements to help consumers understand exactly what services and value they provide and for how much.

    Today, we'll concentrate on #2.  What is your plan to obtain a buyer's signature on the representation agreement?  What is your experience with this so far?  You probably fall into one of these three categories:
    1.  No problem. You've been doing this for months, years, or even decades. You have a presentation and a buyer system, and it's business as usual for you. You're relieved that now, everyone will have to be as professional as you've been!  Nice work!
    2.  What are you talking about? I work with people who already trust me, and I've never had to worry about their loyalty.  How do I ask a friend to sign an agreement with me?
    3.  What's a Buyer Agency Agreement? You've only completed the state agency form and have yet to really consider this.
    Whatever category you fall into, it's time to get serious about following a system that will result in the required agreement. This isn't just to be compliant; it's to have a transparent, specific agreement and expectations with your buyer clients.

    Let's dive into 8 reasons to look forward to a fantastic year ahead.
    1.  Inventory is back and rising steadily! This is the most exciting news this month—it's what we've all been waiting for. NAR head economist Lawrence Yun said, "Additional housing supply is helping to satisfy market demand. Housing demand has steadily risen due to population and job growth, though prevailing mortgage rates and wider inventory choices will determine the actual timing of purchases."

    *Rising demand and lower rates should fuel a better year for sales!
    For the week ending March 15th, there were 507,000 single-family homes on the market. That's up 1.3% from the previous week, 24% year over year, and an amazing 105% from two years ago. That's from Altos Research, which tracks every sale in the country every week.

    Inventory is growing nationwide and has been consistently increasing each week.  These numbers don't even include all the new construction!  That's our next point...
    2.  Builders are officially bullish. The National Association of Homebuilders has published its “builder’s confidence” index for 35 years. In March 2024, the index rose 3 points to 51. Anything greater than 50 is considered bullish. 
    What goes into the index? It has three components: current conditions, future conditions, and buyer traffic. They report that all three components are coming in high. For comparison, their builder confidence index was 44 this time last year. 
    In January, housing starts rebounded 11% Month over Month to 1.5 million units. February was up 6% year over year. Completions jumped to 1.7 million units, up 20% Month over Month and 10% Year over Year. That’s the fastest pace of completion seen since January 2007! While some of those starts are multifamily, the majority are single-family homes.  
    Homework: Take a tour of all the available new construction in the zip codes you typically work in, plus a 10-mile radius.  Refer to our podcasts about new construction.  More than 30% of the available inventory is new construction.
    3.  Rates WILL come down this year.  Rates are currently just under 7%, which is already an improvement from the beginning of the year.  We see that in mortgage applications being up.

  • Last Friday, March 15th, The National Association of Realtors announced they had reached a proposed settlement for the commissions' lawsuits. Let's examine what happened and what it means versus what the media and social media tell you.

    Can you explain what's wrong with these headlines?  All four of them are wrong.  Why?  Let's straighten out some Fact-based talking points for you, so your weekend conversations with prospects, clients, open house attendees, and media posts can be positive and productive.

    Facts About The Settlement:
    Fact #1: The National Association of Realtors agreed to pay $418 million to the plaintiffs.  The settlement allows for 4 years to pay the amount.  Yes, NAR can afford this.  No, this is not 'cutting out of commissions' as the headline implies.
    Fact #2: NAR will prohibit offering/publishing buyer's agent commission rates on the MLSs. This is big news because commissions were previously required to be listed, even if the amount was only $1. The change is supposed to take effect sometime in July. Just because commissions can't be advertised in the MLS does not mean they are 'going away'. 
    Fact #3: Sellers still have the option to pay all or some of the buyer's side commission; it just has to be advertised, offered, and negotiated outside of the MLS. The headlines will have you believe that the commission is universally eliminated.
    Fact #4: We've focused on this one this week because it affects you the most: Buyer's Agents will be required to have a signed Buyer Representation Agreement before they can show their clients anything listed on the MLS. Before, it was highly recommended (and coached by us forever), but now it's going to be a requirement.
    Fact #5: You will no longer be required to be an MLS member to collect real estate commissions. 

  • It's a fact.  Buyer-side commissions are no longer a guarantee or entitlement.  You can't just assume you'll be receiving X% on every transaction.  Though this seems like a whole new stress-inducing worry for many of you, the fact is that commissions have never been a set amount, just an expectation or a tradition in many markets.

    Builders don't all pay the same buyer-side commissions, and some don't pay ANY buyer-side commissions.  For Sale By Owners are the same.  It's time to prove your worth on the buyer's side because now you may have to ask your buyers to pay all or some of your fees.

    As of July 1st, obtaining the buyer agreement is no longer an option but a requirement. You must prove your worth before you ask for the buyer's commitment to you!
    This brings us to your burning question:  How do you provide overwhelming VALUE to your buyer clients?  How can you become more comfortable asking for an exclusive buyer agreement and solidify the expectation that you will be paid for your hard work?  
    Your immediate focus must be to upgrade how you're doing business with your buyers.  If you're looking for a 'North Star' to guide you, here it is:
    Articulate your value in specific, transparent terms that show overwhelming value to your prospects, who will become loyal clients.
    In other words, what is your 'USP'—your unique selling proposition? What makes you different? 
    Why should a buyer hire you (and agree to pay your fee potentially) versus:
    a) going directly to the listing agent
    b) trying to work with multiple agents (especially given the limited inventory issue)
    c) go directly to a new build salesperson, convinced they don't need you
    d) try to negotiate on their own with a For Sale By Owner
    e) get licensed themselves 
    f) hiring an attorney to write up their offer
    Your buyer presentation will accomplish the following:
    -Focus on what's most important to them and how you'll deliver on those needs
    -Explain the buying process
    -Discuss what they can expect from you and what you'll expect from them
    -Include a risk-reversal feature such as a 'home buyer guarantee' or an 'easy exit' from the buyer agreement if they're unhappy.
    Top 5 Ways to Provide Overwhelming Value to Buyer Clients
    Fact:  If you're not doing anything for them that they can't do on their own, why would they hire you in the first place, much less pay your fee?  Setting them up on a search isn't enough!  The press has a talking point that goes like this: 'You've got Zillow too.  What's the big deal about finding a house?'

    1. There's no income cap.  You are limited only by your skill set, which is infinitely upgradeable, inexpensive, and readily available through coaching.
    2. Your skills are portable; you can get licensed virtually anywhere in the world and be up and running in less than 90 days.

    Let's get into some goal-setting on today's podcast.  Refer to our best-selling book, Harris Rules, and Premier Coaching to drill down on your specific goals.  Your Real Estate Treasure Map also includes a more in-depth dive into goal setting, so don't wait to get that!
    A Goal is a Dream with an Action Plan.
    Goals must be 'SMART': Specific, Measurable, Attainable, Realistic and Timely.  We'll take a look at some examples in a moment.  First, write down the five areas of life to set and achieve goals: 
    Family, Financial, Physical, Mental/Spiritual, Educational.
    Note: Don't strive for perfect balance in the five areas.  Naturally, you'll have big goals in some areas, and micro goals in others.  Your goals will be upgraded as you achieve them.
    Let's take a deep dive into the most obvious one for most people: FINANCIAL.
    Most agents say: "I want to / need to save more money."
    As stated, this is simply a dream.  To turn it into a goal, let's apply the 'SMART' rules, so it can become a GOAL.  Here are the questions to ask yourself (a great coach can help you with this!)
    (We'll ask the questions and then show you an example plan)
    1.   Be specific and measurable about your financial goal.  How much money?  Why that much?  What's that amount based on?  A reserve fund of 6 months, or a downpayment for your next house?
    2.   Make your goal attainable.  Is that amount possible?  How many transactions would it take to get there, based on your average net commission?  How does that compare to your averages currently?
    3.   Make your goal realistic.  How realistic is your goal? Is it 2x what you know you can do, or 100x that goal? Should you make your goal more incremental so it's more realistic? 
    4.   Make your goal timely.  By when will you accomplish your goal?

    Before we get into some scripting, you must know the following information and statistics to properly handle the objection:
    -How many agents are in your MLS?
    -What percentage of homes in your market change hands using two brokers? In other words, how often is there a cooperative situation between listing and buyer's agents?
    -Any forms your board requires for commission agreements.
    -What percentage of your listings do you sell yourself?
    (Use your broker's numbers if you don't have averages yet)
    And ALWAYS: Prepare a Seller's net sheet showing a low, medium, and high purchase price, including the buyer's side commission as well as your listing commission.
    Seller’s Objection to you, their Potential Listing Agent
    SELLER: (any of the following)
    “I don’t want to pay the buyer side commission.”
    “I heard we no longer have to pay for a buyer agent’s commission”
    “I heard it’s legal now to not pay for the other agent’s fee.”
    “I only want to pay X % total.  How does that work?”
    It’s all the same objection, essentially: “I don’t want to pay for the buyer’s agent.”
    YOU:
    “That’s true, you’re not ‘required’ to offer the buyer’s agent a commission, but you certainly COULD.”   (Pause!).  
    Note: you WANT the Seller to ask you: 
    SELLER: 
    “Why is that?”
    YOU: 
    “I’m glad you asked.  You might want to consider offering to compensate an agent who brings the buyer for your home.”
         #1:  X number of agents belong to our MLS.  We want them ALL to be excited to show your home to their qualified and motivated buyers.  If your house is right for their buyers, we want them to write an acceptable offer, wouldn’t you agree?   (Seller: YES).
    “We need to be able to compensate those agents for their hard work.  Not just for bringing them to a showing, but making sure their financing is in line, they handle the inspections properly and all of the other things they do for their part of the transaction.”  
    “For this reason, you may WANT to offer to pay the buyer’s agent.”
    YOU:
        #2:     “Buyers in today’s market are having to come up with a whole lot more money to purchase a home than they did just a couple of years ago.  Between the higher purchase prices, larger downpayment funds, and bigger monthly payments, there’s not much left to pay out of pocket for another expense.”
    “They’re cobbling together lots of funds to make the purchase.  If they have to also pay out of pocket for their agent, it could work against us.  They could be taken out of the market completely, or at least out of the market for listings that don’t include the buyer agent’s compensation.  
    “It’s not really up to the agent to decide which homes they show or don’t show to their qualified and motivated buyers.  The buyers themselves may ask to only see homes that include their agent’s fee.”

  • The National Association of Realtors agreed late last week to pay $418 million in damages, to settle the commission lawsuits.  Additionally, NAR agreed to abolish the 'Participation Rule', which required listing agents to make an offer of compensation to buyer's agents.

    The settlement and rule changes will potentially change how future sellers and buyers transact with each other, and how agents will be compensated.

    1.     What are the terms of the lawsuit settlement?  Let's get the facts down. NAR's attorneys approved the settlement agreement a few days ago.  It will get filed in court and will be subject to court approval in the next couple of weeks.

    2.     Seriously, $418 million?  The $418 doesn't get paid all at once. It will be paid over four years, and deposited into a trust account that the courts control.  
    3.     What rules change for real estate agents and brokers as a result of this settlement agreement?
    The settlement calls for NAR to be banned from creating or enforcing any rules that allow a listing agent to set the compensation for a buyer's agent.  All fields that you're used to seeing list the broker compensation will be eliminated.

    We will also discuss the action steps to take once you're equipped with these facts.
    1.     Mortgage Interest rates.  After spiking to nearly 8% in February, rates are currently hovering around 6.4%. Are we going to get stuck here or can we look forward to further reductions?  
    Business Insider reports that most economists and analysts expect rates to fall to around 6% somewhere around the middle of the year.  If inflation continues to stabilize, we should see one or two adjustments down this year.

    The MBA (Mortgage Bankers Association) forecast agrees that 30 year mortgage rates should fall to somewhere between 6.1 and 6.90% during 2024.  NAR says 6.1 to 6.8% and Fannie Mae predicts that rates will dip to 5.9% by year's end.
    Should buyers wait? It's not a great strategy when you consider that waiting will mean paying a higher purchase price, a higher down payment and possibly guarantee a bidding war.  The lower the rates go, the more mortgage applications are reported. This means more competition.  If a buyer is highly motivated and qualified, the move is to buy now and refinance later.   Many lenders are offering free refinances for 6 months or a year after closing.

    In January of 2021, rates hit an all-time low of just 2.65%.  This is extremely unlikely to ever happen again, since it was as a result of the government's response to Covid, driving the federal funds rate to near zero and stimulating the feeding frenzy in the housing market that many of you lived through.  THAT was NOT 'normal'!  
    Remember that no matter what the interest rate is, a saavy buyer can always buy down and lock in a lower interest rate, use an adjustable rate mortgage or simply refinance when rates drop.  
    2.     Inventory.   Currently, there are about 500,000 single-family homes on the market as active listings.  This is up a half percent week over week, and up 21% from last year, so things are going in the right direction.  That amounts to about 100,000 more active listings versus this time last year.  According to Altos Research, if this trend continues, by mid-year we'll be up by about 40% year over year.

    Start your day with purpose by implementing a morning routine that sets the tone for success.  Your morning sets the tone for your day.  This means you have to stop hitting the snooze button, have a consistent start time, and have planned your day the night before.
    2: "Client Connection"

    Follow a daily diet of regular contact via phone calls, handwritten cards, or personalized messages to maintain open communication and demonstrate your commitment to their needs.  Use social media to enhance your conversations.  Meet with at least 2 people from your database weekly for coffee, lunch, or brunch. Be the connector in your community.

    1.     Have a definite goal.  How many transactions will it take in your market to earn $100k in Gross Commission Income?  For most of you, it's about a deal a month, based on a realistic average sale price of about $400,000.  Adjust accordingly if your market is more or less expensive.
    Napoleon Hill's first success principle is Definiteness of Purpose.  This means that you must be very specific about your goal and have a plan to achieve it.
    You can't just say 'I want to earn more money', or 'I want to quit my real job when I make enough money in real estate'.  State the goal using the SMART goal system we teach you in Premier Coaching.  Goals must be: Specific, Measurable, Achievable, Realistic, and Timely.  Ex: $100,000 earned by this date, doing this many transactions, following this plan.

    2.     Don't spend money you don't have, speculating on things that won't work.  You'll never actually KEEP the profit you intend to keep if you pre-spend it on things that are not predictable or duplicatable.
    3.     Using your Real Estate Treasure Map, create and most importantly FOLLOW your proactive, dollar-productive schedule.  The most important thing for you to do every single workday is to have real conversations with real prospects about real estate.  If you need 12 transactions, you need 12 conversations daily.  Focus on past clients, centers of influence, expired, unrepresented owners (FSBOs) and open house leads.  Stay away from circle prospecting, paid leads, internet leads, and other unpredictable, low-quality lead sources.
    4.     Use whiteboards and track all of your key performance indicators (KPIs).  Track your listing leads, your active listings, your pendings, and your closings.  Your boards will tell you what you need to do.  Visual accountability works extremely well.  If you need 3 listings at all times to for sure sell 1 per month, write on your listings board 1, 2, 3, and don't stop til you have 3 active listings.

    1. Get the Real Estate Treasure Map and follow it!  This is your personalized, fill-in-the-blank business and life plan.  Identify what the goal is for you being in real estate.   Are you working part-time until you can switch to full time or is real estate always going to be supplemental?  What’s the income required for you? How many transactions will it take to get there?  
    2. Become great at proactive lead generation immediately.  A part-time agent who prospects is more efficient than a full-time agent who doesn’t.  The part-time agent will likely net a higher percentage of their income as well. 
    *Lead with listings. Just because you're new, newer or part-time doesn't mean you have to be buyer-dependent.  The more listings you have, the more freedom you have!
    3. Track your numbers closely, using the White Board system we teach in Premier Coaching. It's the only way you'll know if you're on track, ahead, or behind on your financial goals.  Concentrate heavily on lead generation and turning your leads into appointments.  90% of your time should be spent generating new business.  10% of your time will go to appointments. 
    4. Choose your broker wisely.  Make a profit on your transactions in more than just one way.  Choose a broker already operating in the 'Metaverse', that has revenue share opportunities and stock awards, as well as the immediate support you need.
    5. Get your Pre Listing Package, Buyers Presentation, and Listing Presentation done, learned, and polished as soon as possible.  Earn while you learn! Knowledge equals confidence while ignorance equals fear.  These presentations will give you the confidence you need to succeed.
    6. Know what makes you money in real estate.  Lead Generation / Lead Follow-Up / PreQualifying / Presenting / Negotiating / Closing.  Ignore everything else.
    7. Use a Transaction Coordinator when you are averaging at least 2 transactions per month for 90 days consecutively.  It’s worth it for you not to be stuck in the weeds when you could be generating new business, presenting, and closing instead.
    8. Know agents to refer business to if you get over-scheduled and track those referrals.  Eliminate the feeling of ‘What if what I’m doing works really well…I’m not ready to handle it!', through referring if you have to. 
    9. Discuss with your spouse and family what it’s going to take and get their support.  Explain to them how your whiteboards work so they can see that your efforts are netting results.  Keep them on your team.
    10. Ask for help when you need it.  Part-time agents are welcome in all of our coaching programs.  We have pilots, firefighters, teachers, and even an actual rocket scientist.
    11. Don’t listen to anyone who tells you that you can’t do it!  It’s not up to them, it’s up to YOU.  Adopt: ‘If it’s meant to be, it’s up to me!’ mentality and take massive action daily.
