  • Have you gotten a little dizzy trying to figure out today’s multifamily market? Investors have faced significant challenges. In addition to loans that need refinancing at higher rates and higher costs for things like property insurance and real estate taxes, rents have been softening or even reversing because of a massive increase in supply. That’s not an easy problem to overcome for many multi-family property owners. In today’s episode, you’ll hear from the president of Break of Day Capital, Gary Lipsky. He’ll be talking about how investors and syndicators are dealing with challenges like the cost of property management, maintenance, and renovations, what investors should be aware of as they buy into syndication deals and whether lower values are creating opportunities by offsetting higher costs.     In this episode, we talk about some of those strategies with a woman we mention in the book – entrepreneur, real estate investor, and venture capitalist, Lisa Song Sutton. Before she launched and scaled several companies in various industries including real estate, she was a former litigation attorney in Las Vegas and a former Miss Nevada. She is currently a General Partner for a $20 million venture capital fund called The Veteran Fund which invests in veteran-led companies.

    You’ll hear about some of the key concepts we focus on in our book and the real life experiences that have helped all three of us get clear on our life and business goals. Among the key concepts in this interview: how you choose the right business for profit, impact, and purpose, how you find a partner that shares your vision, how you can deal with shifting priorities, how to make it happen as a husband and wife team, and much much more!

    We did this interview during the 2024 Limitless Financial Freedom Expo in Dallas where we were also celebrating the release of our new book (September 10th).   • Should you hold on to that long-time rental or trade it in for something else? Many people say you should hold forever, but is that always the best way to go? In this episode, you’ll hear when it might make sense to break that rule for the sake of better cash flow or better appreciation. We call this process “portfolio rebalancing.” Among the topics we discuss are property performance reviews, portfolio diversification and risk management, the 1031 exchange, investing at different life stages, and when it might be best to sell or to hold on to your investment properties for the long-term.

    Joining me to discuss your options are two of our experienced and long-time RealWealth investment counselors, Joe Torre and Aristotle Kumpis. They are active investors who have been advising RealWealth investors for many years.

    Joe began investing in real estate in 2004 and has a track record of success in both up and down markets. Before he came on board with RealWealth he worked as a data analyst for tech companies in Silicon Valley and served in the U.S. Marine Corps. He has an MBA in Finance from Columbia University Business School in New York. He enjoys helping people create generational wealth.

    Aristotle got his real estate license in 2007 and has been helping investors find cash-flowing rental properties since then. He was inspired by his parents who owned rental properties in St. Louis, where he grew up. He attended the University of Missouri in Saint Louis and moved to Southern California in 2002. He also likes to write music and spend time outdoors, especially with his family.

  • *This is a re-posting of a previous interview with Zeona Macintyre on the topic of medium-term rentals.*

    If long-term rentals aren’t giving you enough cash flow, and short-term rentals seem like too much trouble, there IS a third option. By renting your property as a furnished home for 30-days or more, you can increase your cash flow, avoid local short-term regulations and occupancy tax, simplify your bookkeeping, and use your property as a guest home when it’s not rented. It’s a niche that seems to be growing in popularity and is known as medium-term rentals.

    In this episode, you’ll hear from Zeona McIntyre who’s been an Airbnb host since 2012, and is now pivoting into medium-term rentals. She co-authored a book on the topic called: “30 Day Stay: An investor’s guide to Mastering the Medium-Term Rental” and is co-host of a podcast called: “Invest2fi.” She is also a RealWealth investor and will share her experience in this interview!

  • Have you ever wondered how long a buy-and-hold strategy should last? Forever? Or, at some point, is it appropriate to sell? It’s a decision that most investors have at least thought about. Personally, my husband Rich and I have sold and later regretted it because our properties shot up in value after we let them go.   • It’s not easy to find a good investment property in today’s market. Prices and mortgage rates are high, and it can be really difficult to make the numbers work. As a lifelong Californian, Kathy has learned this lesson. It’s just too expensive in California to invest here. So 20 years ago, she started looking in other states and had to evaluate realtors, property managers, renovation teams, and others. With the experience she gained, she launched RealWealth with her husband, Rich, to help other investors find rental properties, and they now have great systems in place to find the best property teams in strong but affordable growth markets.

    As a more recent addition to the RealWealth crew is a husband-and-wife team who are experienced investors themselves, and are now traveling the country in an RV to vet property teams for our RealWealth investors. Rebekah and Grant have bought, sold and 1031 exchanged all kinds of real estate including single family rentals, short-term rentals, and fix-and-flips. Rebekah was also a real estate agent with her own brokerage, specializing in helping investors buy and sell their properties. Grant bought his first home in college and rented out rooms to friends. Since then, he’s bought many rental properties using the BRRRR method which stands for buy, rehab, rent, refinance, and repeat.

  • The jobs report for May was a surprise to the upside, with 272,000 new jobs. Wage growth also came in hotter than expected. Good news, right? But maybe it’s not so good for the fight against inflation. It stokes fear among Fed officials that inflation could heat up again if they cut interest rates too soon. With so much weight given to those reports, just how accurate are they?

    In this episode, José Torres will explain the jobs report and how the data varies depending on the method used to collect the information. As an economist with decades of high-level experience, he’ll share other insights about the economy, inflation, interest rates, mortgage rates, a possible recession, and how all this impacts real estate and the housing market.

    José Torres is senior economist at Interactive Brokers. Previously he worked as an economist for the US government at the FDIC and the BLS. He also taught economics at the City University of New York and earned a master’s degree in financial economics from West Texas A&M University. He’s given frequent presentations to public officials and private executives and is often asked for interviews by major media outlets in both English and Spanish.

  • Syndicated real estate deals can be complicated and can look like a lot of legal mumbo jumbo, but you CAN make sense of it all with a few good pointers! And that’s what you’re going to get in this interview – a short-but-sweet overview of the syndicated real estate deal in language you can understand.

    Our guest is a syndication lawyer who will explain things like capital calls and how to deal with them, the difference between a private placement memorandum and an operating agreement, and why it’s so important to look at how the syndicators are defining their terms. One of those oh-so-important terms is the “preferred return.” You definitely want to understand that one!

    Attorney Bethany LaFlam describes herself as a seasoned deal lawyer, a conscious wealth creator, a real estate investor, and a mother. She has more than 20 years of experience practicing law and is currently a managing partner for the Premier Law Group, which focuses mostly on real estate syndications and funds.

    Among other career highlights is Bethany’s first job at a prestigious Los Angeles law firm called Quinn Emanuel. She then launched a boutique law firm in Newport Beach, California, and merged that practice into a firm in Chicago. Her clients have ranged from real estate syndicators and developers to industries involving aerospace, energy, medical services, and technology.

  • Tax deductions are a big deal for real estate investors and there’s one important deduction that’s dangling from a cliff right now. It’s the 100% bonus depreciation that’s currently hung up in the Senate, past the date mentioned in this interview. But our guest, Brandon Hall, will fill you in on exactly how this deduction works and why it’s so important.
