Because you know that the previous owner was just slamming people in there, probably just to get occupancy up. So we see that a lot, right? And it's sad because, you know, a lot of landlords would do that. And I always like to kind of make sure that when we buy something, or even if I go rent a car or something like that, like I'm always gonna return it or I'm always going to sell it in a better status than it was before, right? And so I think if you just kind of go with that mentality that, no matter what happens, we're going to be honest, we're gonna be upfront, gonna make sure that we're leaving this planet or leaving this asset in a better position for the next person.

“Dude, I can't [with] like new people in the industry. I can't communicate with them hard enough. Like, are you trying to just park your money somewhere? Or are you trying to make money? Because if you're trying to make money, you don't want 100% lot rents, direct build city utilities, 100% occupied renter at market at a seven cap because there's no upside. The whole point of real estate is you buy it. Rehab it, increase the value, refi or sell, move on to the next. And like so many new buyers are so obsessed with 'what's my going in cap rate, what's my day one cashflow.' But it's like, are you in the game to add value? Are you in the game to where like you're so rich, you're just parking money elsewhere? Cause if that's your game, you're probably not buying, you're not a first-time buyer. You know what mean?”
