On today's show we tell the story of a buyer who found their dream home in Richardson, Texas with the help of real estate agent Gibson Aguirre. They were under contract for a conventional 15-day close, but their happiness was short-lived when the appraisal came in $71,000 lower than the purchase price. Most buyers in this situation would be discouraged, but Gibson didn't give up.
He explored various options, including disputing the appraisal and switching lenders. Ultimately, they found a new lender who offered a higher appraisal and the buyers were able to close on the house for $5,000 less than the contract price!

The "Texas Two-Step" - a strategy to benefit from a predicted Federal Reserve rate reduction. The Federal Reserve is expected to cut interest rates on September 18th, potentially leading to lower mortgage rates.
You have to act quickly!
Two Steps: 1. Secure a house under contract before September 18th to lock in today's lower prices. 2. Lock in your mortgage rate 3-4 weeks later after the rate reduction (the "second step"). These predictions are based on economic principles, not guarantees.

Goldman Sachs released their projection for home sales nationally! They are saying that the rest of this year will look a lot like last year, meaning the second half of 2024 mathematically looks a lot like the second half of 2023, and the first half looked fairly similar as well - projecting 4.1 million residential home sales in the United States which is precisely where we were for the year of 2023 what does that mean?! We get into it today - what it looks like to have a 30% drop in TOTAL HOME SALES from the peak of 2021 and a flatline across 2023 and 2024. And then Goldman projects a very slight uptick from 4.1 million to 4.2 million in 2025 - are they right?! NOBODY KNOWS! We talk about what that means for DFW, what we expect for DFW and more importantly than anything what we're seeing on the ground right now in DFW.
